Here is something to be aware of . The recent humid weather caused quite a few ceiling mounted reverse cycle air conditioners to create lots of condensate ( water) and the catch trays unable to contain it.
The trays maybe rusty or draining the wrong way ( due to roof movement) the water then overflows onto the ceiling below.
It’s worth checking your trays yearly ( if you can yourself) or getting your air conditioner technician in.

A small roof repair and redesign job.
As in the bottom photo there was a gutter that wasn’t needed and big gaps where the wildlife entered ! Removed all that and patched the render and installed a bargeboard and capping. Just needs a coat of paint now . The possums hate it 🙂

A client discovered they had a cellar under their lounge room but previous owners had covered over the stairs with concrete:)
So we cut a hole in the timber floor and found it full of rubbish, no problem just dug it all out .
Currently building the new stairs and repairing the floor.
The old window was rebuilt .
