The Refrigerant Transition: What Australian Building Owners Need to Know

Australia's HVAC industry is navigating a significant refrigerant transition under the Ozone Protection and Synthetic Greenhouse Gas Management Act. Understanding your obligations now avoids costly surprises. Your cooling system might be quietly creating a compliance problem.

R22 is Gone. Are You Ready for What's Next? 💭

Australia has phased out ozone-depleting refrigerants under the Montreal Protocol on Substances that Deplete the Ozone Layer. If your system still runs on legacy refrigerants, you could be facing compliance risk and rising costs.

Are you at risk due to high R22 regassing costs and "dead money" repairs?

Book a refrigerant compliance review with AMS today 📨

Reactive Costs vs Preventive Maintenance: The Numbers Don't Lie 💰️

Reactive maintenance costs 3-5x more than planned preventive maintenance. Are you spending more than you need to? Are you maintaining your assets - or waiting for them to break?

Do You Know The Hidden Cost of Deferred Maintenance?💸

Putting off maintenance doesn't save money - it multiplies costs. A small fault today becomes a system failure tomorrow. What's the real price of "we will fix it next quarter"?

A commercial property in Sydney deferred chiller repairs for 18 months. A compressor failure during summer cost $85,000 in emergency repairs and three days of tenant disruption.

From 3–26 June, participants aim for 3,307 push-ups across 24 days (to honour the 3,307 lives lost to su***de in Australia in 2024). If that’s too much, choose the half-target of 1,654 or swap in sit-ups or squats. It’s free - the app makes logging reps easy and gives a daily mental-health fact.

This year we’re raising funds for Lifeline & Lifeline WA to support their 24/7 crisis services, vital for remote communities, service & construction workers and FIFO employees. You don’t need to be a fitness fanatic - it’s about getting fit, having fun, and learning about mental health. Every push-up counts and every conversation matters. 🧠 😁

The Push-Up Challenge is on in June! Join our team to get fit, have fun and learn about mental health.

Last week on the 13th May for World FM Day, we celebrated the people who keep our built environments running safely, efficiently, and seamlessly behind the scenes.

As a proud sponsor of the World FM Day Breakfast in Sydney with Facility Management Association of Australia, we met and conversed with with local industry leading facilities managers and heard from two amazing speakers Stephen Ballesty and Peter Tonagh on the main topic "Cultivating belonging through built environments" and the growing world of AI. Thank you also to the wonderful MC Irina Bakulic.

Facilities Managers truly are the professionals who wear many hats, balancing operations, compliance, people, safety, sustainability, budgets, wellbeing, and everything in between.

Your work shapes the environments where people live, work, connect, and thrive every single day.

Happy World FM Day to all Facilities Management professionals, thank you for the incredible value you bring to our workplaces and communities.

A great few days at ARBS Exhibition 2026 in Melbourne in early May was a strong reflection of where the HVAC&R and broader building services industry is continuing to head.

ActronAir | Daikin Australia | AIRAH | Simpro | Actrol

Across the exhibition and seminar program there was a major focus on intelligent buildings, building analytics, AI, controls integration, sustainability, electrification, indoor air quality, energy optimisation, asset lifecycle planning and the growing role of operational data across the built environment. There was also strong discussion around digital engineering, smart buildings, predictive maintenance, decarbonisation, workforce development and the future direction of building performance standards.

One thing that stood out throughout the event was how closely operational performance, technology and long-term asset strategy are now becoming integrated across commercial and strata portfolios. The conversations across the industry are clearly moving beyond simply maintaining buildings, toward understanding how buildings perform, how systems communicate and how better visibility across assets can improve outcomes long-term.

Well done to the ARBS team on delivering another outstanding event and creating such a strong platform for the industry to connect, collaborate and continue pushing standards forward.

A great recent outcome delivered at 180 Bank Street, South Melbourne for our client Colliers, supporting global creative powerhouse Blackmagic Design.

This project came with its challenges, most notably sourcing the only available Hitachi AC unit in Australia, avoiding a 16-week lead time that would have significantly impacted the program!

Our team assisted in coordinating the installation, including a crane lift to position the unit on the roof, followed by precise installation and commissioning to ensure optimal performance from day one.

As always, we wrapped up by leaving the site clean, safe, and ready for operation.

Proud to deliver practical solutions under pressure and keep our clients moving forward!

Everything can look right on paper… and still perform poorly.

We’ve seen buildings with:
✔️ Modern chillers
✔️ BMS in place
✔️ Maintenance up to date

And yet — energy is high, performance is inconsistent, and issues keep resurfacing.

Why? Because the problem usually isn’t the plant.

It’s how the systems are working together.

Systems working against each other:

CHW, condenser water, and chillers aren’t aligned, so gains in one area are cancelled out by another.

Setpoints masking deeper issues.

Comfort complaints get solved by adjustment, not optimisation, increasing energy and reducing stability.

Data that isn’t being used.

The BMS is collecting everything… but no one is interrogating it to refine performance.
