A little look at what we’ve been working on at the Gregory Project HQ.

Yesterdat we met with one of our renovation clients to walk through the first concept plans with our building designer, talk through layout options and start exploring the material and finish direction for the home.

This stage is all about bringing everything together, how the home needs to function, how it should feel, what’s achievable within the existing structure, and how the decisions we make now will carry through into construction.

Having our team, building designer and client involved early means we can work through those decisions together before anything is locked in.

And yes… playing with material samples is one of our favourite parts!

One of the biggest things we recommend to clients is giving the planning stage enough time.

Before construction begins, there can be design work, permits, engineering, consultant input, selections, pricing and plenty of decisions to work through.

We’ve built thorough systems around this part of the process so each project can move forward clearly and in the right order, rather than rushing decisions just to get to site.

Before choosing a builder, it’s worth checking who you’re actually building with.

A building quote isn’t just a number for labour and materials. It also reflects the contracts, insurance, compliance, systems and accountability sitting behind the project.

In Victoria, there are requirements around builder registration, contracts and insurance for domestic building work over certain thresholds and they’re there for a reason.

We’re not sharing this to make building feel complicated. Just to encourage homeowners to ask the right questions and do their due diligence before they sign.
A few minutes of checking can go a long way.

A little look at life lately at Gregory Projects!

New projects getting underway, one very special home officially handed over, site meetings, photography, planning and plenty happening behind the scenes.

And in between it all, we’re super grateful to live and work where we do. ⛰️

One of the best parts of being based in the Alpine region is that some days a site visit, drive home or weekend wander comes with views like this.

There’s a lot happening at the moment, but we’re loving the mix of projects coming through and the people we get to work with along the way.

Work, home & mountains, not a bad combination. 👌🏻

What actually goes into pricing a build?

One of the most common questions we get asked is, “How much will it cost?”

Square metre rates can be useful as a very early reference point, but they only tell part of the story.

The real cost of a build is shaped by the design, the site, structure and engineering, the level of finish, selections, consultant requirements, access, and the trades and materials needed to actually deliver it. That’s why good pricing starts with good information and honest conversations.

Our aim isn’t simply to give you a number. It’s to help you understand what sits behind it, so you can make informed decisions about your project.

The Stack House is officially been handed over.

This one has been a really special project for us, made even better by the people behind it. Lisa and Peter were an absolute dream to work with throughout the whole process.

They made the move from the city in search of a quieter pace of life, and now they get to call this beautiful spot in the Alpine region home, with the hills right outside their door.

It’s pretty special seeing everything come together and knowing this house is now ready to be lived in and enjoyed. We’ll be sharing plenty more of Stack House over the coming weeks.
