Scale, accuracy and ex*****on.

This waterfront residence is now taking serious shape, with brickwork rising across a complex multi-level structure and the full scale of the home starting to read from the water.

Projects like this demand more than just construction — they require accuracy at every stage. Set-outs, structure, access, sequencing and detailing all need to line up properly, because on a luxury waterfront build there is very little room for guesswork.

Another beautifully considered project by Sandbox Studios.

This home is a great example of what they do so well — respecting the original character of a property while introducing a clean, warm and highly refined modern living space.

The restored front entry has real presence, with the heritage detailing brought back to life, while the new kitchen and living area feels calm, detailed and completely resolved. The timber joinery, stone, lighting and proportions all work together without feeling overdone.

That is the strength of good architecture — knowing when to preserve, when to modernise, and how to make the whole home feel connected.

Project Cronulla-
This was delivered for long-term clients we’ve worked with across multiple projects—people who understand that good spaces aren’t about size, they’re about how they perform. The brief was simple: create somewhere they could properly entertain at the rear of the home. The ex*****on is where it counts.

Clean, restrained detailing throughout. Full-height panelling bringing structure and rhythm into what could have been just another room. Integrated joinery and a compact kitchenette that’s actually usable—not decorative. Soft, layered lighting dialled in to shift from day to night without blowing the space out. And that connection straight through to the water—no fuss, just seamless flow.

Every element here is controlled. Nothing overdone, nothing missing. That’s the difference between filling a space and actually building one.

Southern Highlands project coming to life.

Big spans, clean lines and a structure that’s doing the heavy lifting — exactly how it should be. Exposed timber framing locking in the shape of the space, setting the tone for what’s to come. This is the stage where everything matters… levels, alignment, detailing — get this right and the rest follows.

The outdoor zone is starting to read now. Fireplace anchoring the space, rooflines tying it all together, and that connection straight through to the pool. It’s not just an addition — it’s a proper extension of how the home will be lived in.

Still raw, still in build mode… but you can already see where it’s heading.

Strong architecture demands equally disciplined delivery.

This project by Sandbox Studio is defined by clarity — clean forms, restrained materials, and precise alignment between structure and envelope. Our role is to carry that intent through, without compromise.

Every junction has been considered. Steel, glazing and cladding all meeting with consistency. Set-outs held, tolerances controlled, and sequencing managed so each element lands exactly where it should.

The rear pavilion and pool zone are now taking shape, with the indoor and outdoor spaces beginning to read as one continuous environment — exactly as intended.

Basement structure well underway with blockwork and detailing progressing, and a standout feature coming to life — a bespoke car turntable integrated into the lower ground floor. Tight site, high exposure, zero room for error… exactly the kind of challenge we enjoy.

This one’s directly across from the ocean, so every detail matters — from structure through to finishes. Early stages, but the intent is already clear.

Joinery is where quality becomes obvious.

This kitchen in our Glebe project is built around discipline — full-height oak cabinetry, integrated appliances, concealed storage and a continuous stone splashback and island, all resolved within tight tolerances.

It reads calm and effortless. It isn’t.

Grain continuity across panels.
Consistent shadow lines.
Flush appliance integration.
Ventilation concealed within a clean architectural grid.
Stone wrapping seamlessly from vertical to horizontal planes.

The island presents as a solid monolith, but behind that simplicity is careful coordination — substrate preparation, structural allowance and precise installation sequencing.

Cabinet doors align perfectly within the elevation grid. Concealed storage remains functional without interrupting the visual rhythm. Every reveal is intentional.

This level of finish is the result of close coordination and high standards on site — with delivering joinery that meets the architectural intent without compromise.
