The main bedroom at the Bournian Residence was designed to offer complete retreat.

Positioned within the plan to maximise quiet, the room is soft in proportion and minimal in detail, where the architecture steps back entirely to let calm take over.

Floor-to-ceiling draping filters the light without blocking it, and the sense of enclosure is deliberate.

A room that holds Joel's mother in exactly the way the rest of the home was designed to.

Secure, unhurried, and entirely her own.

The laundry at the Bournian Residence is resolved with the same rigour as every other room in the plan.

A narrow footprint is made to work harder than its dimensions suggest, a full-height window draws natural light to the end of the corridor and connects the space directly to the exterior.

The architecture of the everyday, considered completely.

The kitchen at the Bournian Residence is positioned at the intersection of everything.

Behind it, the utility of the home.

Beyond the floor-to-ceiling glazing ahead, the dining terrace and the courtyard that extends into the landscape.

It is a room that was never designed to contain activity.

But to connect it, sitting at the centre of a plan where the flow between inside and out is seamless and entirely intentional.

The walk-in robe at the Eglinton Residence opens beneath a skylight.

A detail that shifts the space from functional to considered before you've taken a step further.

From there, the palette carries through without interruption, the same stone threading the robe into the ensuite in a single, unbroken material conversation.

Generous in proportion and unhurried in its sequence, this is a private wing of the home designed to be moved through slowly.

Recessed into masonry and set on honed concrete, the outdoor kitchen at the Bournian Residence is resolved with the same precision as the rest of the build.

A cooking space designed not as an addition to the home but as a continuation of it.

Where the materiality is consistent, the detailing is tight, and the only brief that mattered was making it somewhere the family would actually want to cook.

The outdoor living at the Bournian Residence was designed around one question; how does this family actually gather?

The answer shaped everything.

The scale, the flow between zones, the way covered and open space sit alongside one another without hierarchy.

A courtyard that holds the whole family comfortably, and holds Joel's mother at the centre of it.

Surrounded, connected, and entirely at ease in the next chapter of her life.

The fireplace anchors the courtyard the way a well-placed wall anchors a room.

Not by filling the space, but by giving it something to organise around.

Built from the same masonry that defines the facade, it carries the material language of the home into the exterior without repetition.

A fixture designed for every season and every gathering, as considered in its placement as anything within the four walls of the building.

Two sites, one vision.

Expressed in opposing terms.

Yarraford Avenue Residence site two sits alongside its counterpart in development with Oviss Group.

A red brick modern form that draws on the weight and texture of its material to define its presence.

The outdoor living at the Bournian Residence is not a gesture toward the exterior, it is the heart of the plan.

A courtyard resolved in masonry, timber and stone, where covered and open zones transition without threshold and the architecture holds the space together without enclosing it.

Designed from the outset to accommodate generations, the scale is generous and the detailing unhurried.

A place that invites people to arrive and gives them every reason to stay.

Two residences.

One block.

Two entirely different architectural conversations.

Yarraford Avenue Residence site one is the first of a dual-site project currently in development with Oviss Group.

A clean, white modern form that sets its tone from the street and doesn't waver.
