SKETCH3D Residential Design was engaged to design an upper floor extension, garage conversion, new carport, gate house and a general face lift to a Gold Coast home in Robina.
The existing house was OK although somewhat plain and dated. When it was built there was little consideration given to the views available from the upper level.
The client’s preference is a coastal classic/Hamptons style with bold features and deep overhangs. The existing house form was captured and enhanced to achieve a significant change of appearance. The client also wanted a layout that better suits modern living.
The original driveway was steep which made it difficult, almost hazardous to get in and out of the cars parked on the driveway. As part of the design, the garage was converted to a play room. The levels across the front of the site were altered, shaped and retained, allowing the driveway gradient to be significantly lowered and a carport with a level floor designed to the front at a lower level.
A gate house to the side of the carport provides a level of privacy and a defined entry from the street. Visitors are able to enter the gate house and use the call point to contact the owner before being allowed entry. A new path and steps guides visitors to the main entrance of the home.
The existing entrance has been redesigned and enhanced with a raised portico.
The client wanted a new high end master bedroom, ensuite and walk in robe, taking advantage of the view available towards the north and east from the upper floor.
To the side of the house an insulated panel fly over roof patio was designed, replacing an un-insulated roof system. A new plunge pool installed to the front of the property.
Along with many internal alterations and a new kitchen design the house design creates a true entertainers house and a family home.
