Four floors I stood on recently. Same story, four chapters apart.

01 — the sheen has gone hazy in the traffic path. The finish is wearing, not gone. A recoat fixes this.
02 — dense micro-scratching. That's not shoes, it's the grit under them. Still coated, but thinning.
03 — the grey patches are bare timber. Past the recoat window now. Full sand territory.
04 — nothing left. Every spill, every dragged chair, every wet shoe goes straight into the wood.

The gap between photo 1 and photo 4 is a few years of foot traffic and one missed maintenance coat. The gap in cost is several times over.

Where the Closure Days Actually Go ?
33% of your venue closure time is just waiting on coating to dry!

A closed dining room in an aged care facility means every meal rerouted, residents moved, staff doubled up. A closed function room in a venue is lost bookings you don't get back.

Here's the part most people outside the trade don't realise: the sanding is quick. A crew can sand a good-sized room in a day. What stretches a closure from two days to a week is the coating schedule — each coat of a conventional finish needs its own drying window before the next one goes on, and the floor needs longer again before furniture and full traffic come back. Roughly speaking, you're waiting on ∫, not on tradesmen.

So when you're comparing programs, don't just compare the days on site. Ask what finish system is being used and what its return-to-service time is. Cure times across modern systems range from days down to minutes, and that difference is the single biggest lever on how long your room sits empty.

The floor is the cheap bit. The closure is what you're really paying for.

Why one of their timber floors was chewed up in five years while an identical-looking floor across town still looked new after twenty.

Same look. Different timber.

Timber hardness is measured on the Janka scale — the force it takes to press a steel ball halfway into the board. It's not marketing, it's a number, and the spread between species is bigger than most people expect.

Indicative Janka figures for common Australian floors:
— Tasmanian Oak / Victorian Ash: around 5 kN. Beautiful, pale, and soft enough that a busy foyer will show it. — Jarrah: around 8.5 kN. — Blackbutt: around 9 kN. — Spotted Gum: around 11 kN.

A reception area in a commercial venue, an aged care facility or a hotel lobby is taking foot traffic, trolley wheels and dragged furniture every single day. Put a 5 kN timber there and the floor isn't failing — it's doing exactly what a soft timber does under hard use. The specification failed, not the floor.

Match the timber to the traffic, not to the mood board.

A harder species costs a little more up front and saves you a re-sand cycle you didn't budget for.

If you're choosing a commercial floor for a high-traffic space, ask what its Janka rating is before you fall in love with the colour.

If you're getting quotes to re-sand and coat a timber floor, don't accept a one-line quote. Ask for these in writing:

- Sanding grit sequence (start and finish)
- Coating product, number of coats, spread rate
- Slip rating of the finished surface
- Moisture readings before work starts
- Cure and return-to-service times — in writing
- Dust control if the building stays occupied

The cheapest quote is usually the one that leaves the most out. Comparing specs beats comparing prices.

Your timber floor is moving. And that’s not a problem.

Most disputes between owners, builders and floor contractors come from the same place — confusing natural timber behaviour with a workmanship fault.

Per the Australian Timber Flooring Association, here’s what’s actually normal:

✓ Average 0.75mm gap across an 80mm board in dry conditions
✓ Light squeaking, especially in dry weather
✓ Fine swirl marks visible only under downlights
✓ Slight cupping in sun-exposed areas

What’s NOT normal — and what we’d actually need to fix:

✗ Persistent squeaking in main walkways
✗ Coating delamination
✗ Peaking, tenting, or buckling
✗ Wide irregular gaps from edge-bonding
