什么样的人建房最容易超预算？

预算和真实造价差得太远的时候，人往往会本能地选择那个“告诉你可以做到”的报价。
但真实的建造成本不会因为预算低就消失。
很多时候，前面省下来的数字，后面会变成一个又一个 variation。
最便宜的报价，有时候反而是最贵的开始。

为了省施工图的钱，让百万工程现场猜？

有人跟我说：“施工图其实不需要。”

但为了省前面一点设计费，把后面几十万、上百万的工程交给现场——

不知道怎么做就问，
不知道怎么收就猜，
出了问题再改。

最后一个 variation 接一个 variation。

这不就是捡了芝麻，丢了西瓜吗？

Welcome to Kalandra, a dual occupancy design project in a beachside pocket of Wollongong. We took a full knock-down and rebuild and turned it into two homes, each with four bedrooms, three bathrooms, and a double garage.

The block itself was the hard part. It drops away on a steep slope, wrapped in mature trees and boxed in by neighbours on every side.

A developer brought us in right at the start, before the project had any shape to it. That head start is what let us work with the slope instead of against it, so the design settles naturally into its street. A hard site doesn't have to mean a compromised home. When handled strategically, it can become the thing that makes the design stand out.

Here’s how this space came together, from our first concept sketches to the finished interiors.

We took a modern-Italian approach to create a warm, elevated interior with plenty of character. Walnut joinery, soft textiles, and neutral tones keep the space balanced and open, while cove lights and wall lights add warmth and depth throughout.

As the focal point, we chose a stone with deep veining and an unusual pattern, a statement piece whose colours tie the whole interior together. That same intentionality carries through the details with sculpted profiles on the countertops and shelving, arches above the kitchen that connect to the skylight, and a mix of open and enclosed storage.

Small details like the brass accents and backlit open shelving were some of our favourite touches to the space, adding warmth without adding noise.

Every material and detail was chosen for function, aesthetic, and flow, to create a space that feels intentional from every angle.

Welcome to The Symphony, a luxury Sydney home custom designed by OIC Design. Six bedrooms, sweeping curves, and every room shaped around one family's life.

The whole design started with one question: how does this family actually want to live? That answer shaped everything. Curved lines flow through the home and soften every space, the open floor plan keeps everyone together, and the layout was planned for multi-generational living from day one, so grandparents, parents, and kids each have their own space.

It was an honour to be trusted with something this personal. This is a forever home where a family will spend years of their lives, and getting to shape where those years happen means so much to us.
