DISADVANTAGES OF BUYING READY-PLANS IN BOTSWANA.

•Most Batswana tend to buy ready made plans from different people without any knowledge of what could happen afterwards;

1. Site topographic features- Different locations have different topographic elements like soil type, soil pH, water tables, so you may buy a plan that was designed for a high water table, rocky ground whereas the place where you gonna erect a structure is different from the designed plan.

For example as an Architect I design a plan for a house on a hill, I will consider deep foundations, high pitched roof designs etc, then you buy that ready-made plan but your site is just a flat environment which doesn't need steep foundations & high pitched roof which that may be costly for you when you start building.

I advice clients to do the right thing and seek proper Architects and get well designed plans,that includes Site visits to know how the site is & design suitable plans for that environment. Ready Made plans are very costy, stop taking short cuts when dealing with construction!!

A traditional structure that was working well under all seasons and yet exploration of it ended due to the adoption of European architecture into our land.

The use of our traditional building materials like boloko jwa dikgomo,mmu wa seloko, mapako, thatch grass etc, those are all environmentally friendly & free materials that simply tells us that the cost of the structure is cheaper than ever.

Septic Tank vs Conservancy Tank.

Most of you people are not really aware of their residential/commercial sewage systems.
•A sewage systems is a combination of pipes,manholes that collects waste water systems from residential, commercial and industrial to protect public health and environment.soooal

Septic Tank: A septic tank is used for disposal of sewage only, bringing about digestion of organic matter & discharges of the black water into a french drain to soak away into the ground.

Conservancy Tank: It is used for disposable of both black and grey water but serving as temporary storage of waste only,requiring the waste to be pumped everytime is full.

*Most of your homes uses a conservancy tank,because you find that when full,a pumping truck comes and pump all the waste.
Between the two, the mostly costly one is the conservancy tank because it needs to be pped everytime which that requires funds for the pumping companies..whereas even though A Septic tank needs a lot of pace in a yard,it is cheap as waste(black water) to underground.

DIFFERENCE BETWEEN STUDIO PAD & A BACHELOR PAD!

•A Studio Pad plan has no wall between the bedroom and lounge, it is mostly 4 by 5m, 5 by 5m while a bachelor pad has a wall between bedroom and lounge and can be 6 by 6m, 6 by 7m, 7 by 7m.

•A Studio Pad has no privacy for bedroom,it's just a small room with being divided by a toilet(shower/bathroom & water closet) whereas a bachelor pad has bedroom privacy.

*Know the difference it's very important.

What is a bachelor pad?
A "bachelor pad" is a slang term for a living space owned by a bachelor (single man) that is designed as a collective space (as opposed to individual items) with the purpose of facilitating a bachelor in his daily activities to include but not limited to daily functionality.

So simply bachelor pad ke "mogolowe" Studio Pad..Most people confuse it with a simple studio pad.
