The building envelope matters more than most homeowners realize.

When building a home or addition, people often focus on finishes — flooring, cabinets, paint.

But long-term comfort, efficiency, and durability start right here.

In this case, we used 1-1/2″ ZIP System R-Sheathing.

Why I often recommend it:

✔ Structural sheathing + built-in water barrier in one system
✔ Eliminates the need for traditional house wrap
✔ Continuous R-6 exterior insulation
✔ Reduces thermal bridging through wall studs
✔ Creates a tighter air barrier when properly taped

What that means in real terms:

• Better energy performance
• Fewer drafts
• Reduced moisture risk
• Cleaner install with fewer steps
• Less room for jobsite errors

Yes, it may cost more upfront than traditional sheathing and Tyvek.

But envelope decisions affect everything — HVAC sizing, comfort, long-term efficiency, and durability.

The materials you choose early in a build shape the performance of the entire home.

This is why planning at the structural and envelope stage is so important.

The most important decisions in a project are often the ones you don’t see.

When planning an addition or renovation, most homeowners focus on finishes — flooring, cabinetry, paint.

But the real impact on cost, function, and long-term performance happens at the structural stage.

In this build, we used open web trusses.

Why does that matter?

✔ Longer spans without support walls or beams
✔ Greater layout flexibility
✔ Clear open space for plumbing, HVAC, and electrical
✔ Reduced bulkheads and ceiling boxing

Structural decisions like this may cost slightly more upfront.

But they often save significantly in:
• Trade coordination
• Mechanical installation time
• Drywall work
• Future layout limitations

Planning ahead at the structural stage sets the entire project up for success.

Hands-On DIY Guidance provides strategic, in-home project guidance for homeowners who want more than help with finishes. From structural considerations to material selection and build strategies, I help you think through the decisions that shape the entire project — not just the trim at the end.

Whether you’re building, renovating, or planning an addition, the right decisions early make everything easier later.

Every great space starts with a plan.

One of the biggest things I talk to homeowners about isn’t just “how to build something” — it’s why you’re building it in the first place.

A space should fit your needs.

In this project, the goal wasn’t just finishing a room — it was creating a functional space that worked for the family:

• Storage that actually makes sense
• Defined play and seating areas
• Built-ins sized properly for the room
• A layout that flows

Before materials are bought and tools come out, the plan matters.

DIY projects go much smoother when the space is thought through properly.

If you’re planning a project and want help mapping it out before starting, that’s exactly where guidance makes the biggest difference.

One of the most common DIY mistakes I see…

Homeowners skipping proper prep and jumping straight into the “visible” part of the project.

Everyone wants to install the flooring, hang the cabinets, or build the feature wall.

But the real difference between a project that looks great and one that causes problems later is what happens before that:

• Proper layout and measurements
• Understanding the correct order of operations
• Checking level, structure, and surfaces
• Using the right materials for the space

A short walkthrough before starting can prevent expensive rework and frustration.

Preparation isn’t the exciting part — but it’s where the project is won or lost.
