We often focus on investment properties, but this is a perfect example of how a homeowner added an affordable, beautifully integrated unit in his own backyard — without sacrificing family amenity space. 🌳

🚨 6PLEX UPDATE 🚨

We didn’t quite get past the finish line for city-wide sixplex permissions in Toronto, but City Council did vote this week to allow them in 9 wards across the city. ✅

This is progress — but there’s still work to do.

The biggest challenge? These permissions are mostly in higher-density areas, when we actually need more options in low-density neighbourhoods. Right now, only one ward in Scarborough North will allow 6 units in a more suburban setting.

👉 On top of that, there are no development charge exemptions yet for sixplexes, which makes them harder to build affordably. We’re hopeful that will change soon so we can deliver more of this missing-middle housing type where it’s needed most.

🏗️ Framing is almost done on our client’s 900 SF garden suite with basement — and this one's a beast! 💪

Not only is it the largest unit we've done yet, but it's also rocking a trendy shed-style roof that gives it a bold, modern edge. This garden suite is really starting to take shape and will bring massive value to the property while providing a high-quality rental in the neighbourhood.
