While the desired direction I would like to take with my services are in single family dwelling custom homes and carriage houses, I am also asked to do small jobs like renovations and additions, home improvements that require a zoning, building code compliance and a building permit with myself representing the tenant.
This City of Coquitlam project was for a basement addition and a deck above living space. The client wanted to create a space for their parents when they would be in town, segregated from the main dwelling space.
As is the case with renovations and additions, it can be tricky to navigate a clients unique requests while working with an existing built dwelling, grandfathered bylaw and code compliance and satisfying the city's interpretations of your proposal and their bylaw.
The city was convinced that this served as a secondary suite and that we needed to meet those requirements. It didn't take much to get them on board with the design intent though diplomatic navigation was required.
