Most homeowners spend hours choosing finishes.

Very few think about what those finishes are going onto.

And yet, the wall substrate is one of the most important decisions in a renovation.

It determines:
• How your walls age
• How they handle moisture
• How much maintenance you’ll face
• And how much you’ll spend fixing mistakes later

•Drywall works beautifully — until it’s used in the wrong place.
•Wood adds warmth — until humidity causes movement.
•Tile is durable — but only if the system behind it is built correctly.

These are the kinds of decisions that don’t show up in inspiration photos…but define the success of your renovation.

Because most renovation mistakes aren’t dramatic. They’re quiet decisions made too early — without the right information. This is exactly why I created my Renovation Mistake Prevention Checklist.

Most people think a trim package is just a finishing detail.
But baseboards, shoe mould, door casings, window casings, and crown moulding quietly define the entire character of a home.
They’re the architectural punctuation of a room.
Clean square edges feel crisp, modern, and minimal.
Layered profiles add depth, softness, and a more traditional sensibility.
Neither is right or wrong — but choosing without intention is where many renovations quietly lose their design clarity.
The moulding profile you select should align with the architecture of your home and the overall design direction you’re trying to achieve.
Scale matters too.
The size of your mouldings should always relate to ceiling height and room proportions.
Too modern in a traditional home can feel sterile.
Too ornate in a modern space can feel disconnected.
And here’s the detail most homeowners don’t realize:
Trim choices also affect cost, carpentry time, and finishing work.
Stain-grade profiles, layered casings with backband, and complex crown installations can significantly increase your millwork budget if they aren’t planned from the beginning.
This is exactly the kind of detail that quietly sneaks up on a renovation budget.
Which is why I created my Renovation Mistake Prevention Checklist — to help homeowners catch costly oversights before construction begins.

When people start dreaming about a renovation, they usually begin with Pinterest boards, finishes, or paint colours.
But the real question isn’t what your home will look like.
It’s how you want to live in it.
The most successful renovations begin long before drawings or demolition.
They begin with clarity.
Clarity about how your home should function.
Clarity about the feeling you want each space to evoke.
Clarity about the life you are designing inside those walls.
That’s exactly why I created The Renovation Vision Workbook.
It helps you translate inspiration into something far more valuable:
A clear vision that guides every design decision you’ll make.
Because when you start with vision, everything that follows becomes smarter, smoother, and far more intentional.
Comment VISION below and I’ll send you a free copy of the workbook to help you begin designing your renovation the right way.

Most homeowners focus on walls and floors — and forget the surface that visually anchors the entire room.
Ceiling height, beam placement, coffers, paneling, paint colour and lighting locations all shape how a space feels. A thoughtfully designed ceiling can elevate a simple room. An ignored one can make even beautiful spaces feel incomplete.
When planning a renovation, look up early.
The ceiling is not an afterthought — it is part of the architecture.
If you’re planning a renovation, I created a $25K Renovation Mistake Prevention Checklist to help homeowners avoid overlooked details that lead to regret.

A portfolio shows taste. A process reveals professionalism. When interviewing an architect, go beyond the beautiful photos and ask how they manage revisions, city permitting, contractor collaboration, and budget guardrails. How do they prevent over-designing? How do they respond when pricing comes back high? The answers will tell you far more than the images ever could. Comment PREVENT and I’ll DM my $25K Mistake Prevention Checklist for free.

HVAC is not just about ducts and equipment — it’s about how your home feels every single day. Ceiling heights, air returns, vent placement, and temperature balance are all determined during early planning. If HVAC is treated as an afterthought, you end up with awkward bulkheads and uneven comfort. Proper mechanical design is invisible when done well, and disruptive when ignored. Hardware is the handshake of your home. You touch it daily. You feel its weight. You hear its closure. When it feels solid, the entire space feels elevated.

True transitional design is tension done well. Clean lines softened by classic detail. Modern restraint grounded by warmth. It’s curated balance — not safe neutrality.

Most homeowners say, “We hired a contractor.”
But what they’re really hiring…
is a coordinated team of highly specialized trades.
And when you don’t understand:
• Who does what
• When they’re supposed to show up
• And why the order matters
You lose momentum.
Because here’s the truth no one explains clearly:
Renovations don’t fall apart because of “bad luck.”
They fall apart because of poor sequencing and unclear scope.
HVAC before plumbing.
Plumbing before electrical.
Waterproof before tile.
Trim after floors.
The order is everything.
When trades overlap incorrectly, you pay twice.
When finishes go in too early, they get damaged.
This is why understanding the trades isn’t optional — it’s foundational.
If you want to renovate without chaos, you need to think like a seasoned renovator before demo begins.

Ambiguity invites interpretation. Interpretation invites inconsistency. Clear drawings, clear specs and clear communication elevate every trade on site. The tone of your renovation starts with you.

Lighting is part of the architecture of a home, and requires consideration and set up during the framing stage. Recessed lighting, wall sconces, art lights and under-cabinet lighting all require pre-planning, potential blocking and allowances for depths before drywall closes the walls. Retrofitting later is compromise. Great homes glow intentionally.
