In rehabilitation projects, architecture often unfolds in subtle, sometimes invisible gestures: a measured contrast, a carefully considered lighting strategy, a restored detail that regains its presence.

In this process, every detail matters. A column, a moulding, an ornament are not merely decorative elements; they are fragments of memory, witnesses to craftsmanship, to a specific era, to an architectural intention. Preserving and enhancing them means accepting that the project should not impose itself upon the place, but rather inscribe itself within its continuity. Bringing together the historic and the contemporary requires precision and restraint, finding the right balance between respect for heritage and contemporary uses.

Rehabilitating an industrial building means valuing what already exists rather than erasing it.
For Molengebouw and Riffellokaal, the metal structure, wooden ceiling and brick façade have been carefully preserved to maintain the identity of the former factory. Original openings and façades remain intact, anchoring the project in its industrial past.

The interior spaces now offer contemporary comfort, with highly flexible layouts, generous ceiling heights, and a beautiful transparency between rooms. The result is a subtle dialogue between heritage and modernity, where the spirit of the industrial site continues to inspire new ways of living.

Beneath the garden of De Meelfabriek, designed by Piet Oudolf, lies a remarkable feat of engineering and architecture: a three-level underground parking facility. Built in a challenging context, where the groundwater level is particularly high, this project required advanced technical solutions to excavate and secure the space while preserving the integrity of the site. Designed to maximize capacity while respecting the aesthetics, it integrates discreetly into the heart of Singelpark in Leiden.

Above it, the Singel Toren, a 50-meter-high tower, rises with elegance. Its exposed concrete structure and distinct volumes create a contemporary dialogue with the surrounding historic heritage. The apartments feature large windows, generous loft-like spaces, and terraces, combining light, modernity, and a strong connection to the city.

This project perfectly reflects our approach: merging functionality, architectural rigor, and respect for the urban landscape, while giving every element—even a parking garage—its own identity, and pushing technical boundaries in a complex aquatic environment.

Living in Meelpakhuis means choosing a unique way of inhabiting space, where industrial heritage meets contemporary living.
Here, the rehabilitation preserves the existing concrete structure, which becomes a constant presence throughout the apartment. It creates a strong connection between rooms, adds character, and shapes an atypical living environment.

Generous volumes, open layouts, and impressive ceiling heights allow the creation of spacious lofts filled with light. Living in Meelpakhuis is about inhabiting an unconventional place, where architecture tells a story and transforms everyday life into an experience.

What already exists is precious, and it is important that we preserve and rework it. Here, we have an old farmhouse in Portugal that has been converted, isolated, and focused on nature.
This site contains various materials that encourage us to reuse them.
There are many doors on this site that frame the view of the surrounding environment. They are part of what already exists that we want to revive because they hold stories and secrets.
This site invites us to reconnect, to enter a space that is both timeless and alive. That is why we wanted it to be accessible and habitable again, to welcome people who can enjoy this site, which will retain its charm.

We are proud to announce that Meelpakhuis has been awarded at the World Architecture Festival 2025!
After being selected as a finalist, the project has now received the distinction Highly Commended in the Creative Re-Use category
This recognition celebrates the transformation of an abandoned industrial structure into a vibrant, contemporary living space — while preserving its history and architectural identity.
The Meelpakhuis is the sixth building completed in the De Meelfabriek complex. Originally built in 1937 as a flour packing warehouse and left vacant for over 40 years, it has now been reimagined: the original concrete frame remains, while a new glazed volume introduces residences and commercial spaces, opening the building back to the city and the canal.
We are honoured to see this approach to adaptive reuse recognised on the international stage

De Meelfabriek is more than a redevelopment — it’s a shared space built on collaboration, care, and long-term vision.
The project brings together historic preservation, inclusive housing, entrepreneurship, and sustainability in the heart of Leiden. By partnering with local organizations and creating spaces for all kinds of people, we are building more than architecture — we are building community.
