Our clients wanted to improve the flow and layout of the ground floor of their property to create an open plan family kitchen, dining and living space.

With all projects which look to work with the constraints of an existing layout, we start by assessing what does and does’t work for the family within the property.

With this project the kitchen was a long narrow space with a small dining area at the rear. The proposal looked to integrate the kitchen area with a larger open plan dining and seating area with full height glazing and contemporary roof lights to bring in an abundance of natural light.

A secondary living space was also added with sliding doors enabling the owners to separate the rooms or keep them open plan. A replacement single storey garage was designed to match the parapet roof design of the extension with a utility area and home office to the rear.

The proposals have created a much more flexible home for the family to enjoy, with spaces they can come together and socialise within, but also separate zones so they can work, study or socialise independently. The designs integrate the external garden spaces with the internal areas, and the large areas of glazing bring in an abundance of natural light which the property was severely lacking.

Following the successful grant of planning permission, Kent Design Studio was appointed to develop the scheme through detailed design and produce a comprehensive package of construction drawings.

Our team managed the discharge of all planning conditions and provided ongoing site support throughout the construction phase, ensuring the project was delivered in accordance with the approved design and technical requirements.

The completed development has provided a valuable addition to the local community, comprising a new doctors’ surgery alongside nine high quality new-build homes, creating an integrated and sustainable mixed-use development.

From concept to approval.

Kent Design Studio delivered a complete equestrian scheme including a large stable barn, Olympic sized sand school riding arena, and dedicated hay & bedding storage. Following design development, we managed the full planning application process, coordinating ecology consultants to secure planning approval.

The result is A first class training facility for a dressage champion who has proudly represented Great Britain in both able-bodied and para competitions

We worked closely with the local authorities conservation and planning department as well as all relevant consultants to obtain planning permission and listed building consent for the demolition of an existing external store and er****on of a sympathetic single storey extension with a glass link to the original grade II listed property.

The property’s original footprint has not altered drastically since the 15th century, however it now has a useable living/ dining space for a growing family who like the form of modern living in a historical asset.

Revisiting this stunning conversion, which was originally refused by Rother District Council, however it was subsequently overturned at appeal.

Utilising the existing barn within the grounds of a Grade II listed farmhouse, we helped our clients create a leisure facility to enjoy beside their existing swimming pool.

The stunning internal framework was maintained during this conversion. A mezzanine area, which is accessed via the external staircase, has been intricately detailed to provide a home office, overlooking the main body of the barn.

With the barns beautiful existing framework, we wanted to enhance its structure throughout the conversion. Large areas of glazing were created to showcase the wrap around, manicured gardens, which add to the impressive feel overall.

Transforming rural character into contemporary family living.

This barn conversion formed the first phase of a wider redevelopment project, where we secured planning approval, discharged conditions, delivered the technical design package, and provided on site support throughout.

Working closely with the client and planning authority, we refined the approved scheme to create a cohesive vision for the wider site while retaining the agricultural character of the original building.

The result is a thoughtfully designed three bedroom family home combining traditional barn features with modern open plan living and an abundance of natural light.

This unique scheme explores an alternative approach to rural conversion, where rather than utilising the redundant building itself to create a new dwelling, it is the footprint of the former structure which shapes the development.

Previously a covered riding school associated with a local school, the redundant structure’s footprint has been utilised to accommodate a contemporary dwelling and associated residential curtilage, including the house, garage, driveway, terraces and swimming pool, all carefully arranged within the envelope of the original building to create a secluded family home within the countryside.

The design very much celebrates the existing steel frame, allowing this defining feature to remain and continue to shape the character and identity of the site, whilst framing and defining the spaces within it.

A sensitive yet contemporary response to a redundant rural building, which we had the privilege to design.
