New Venice and gate for this lovely customer, the old one was rotten at the bottom and uneven at the top, so we replaced it all with new pressure treated timber, a ledges and braced gate with stainless steel lock and galvanised hinges and handles.
Ensured that it was all level at the top and painted it all with black ducks back wood treatment.

Having resolved a leak from the upstairs shower it was time to resolve the damage caused to the kitchen ceiling, first drying it out with a dehumidifier then sanding all back and treating with mould killer, then treating with the right sinister products before emulsioning.
You would never know there was a problem 😁

Well it wasn’t a minute too soon when we got called to this house, the suspended floor had dropped by about 40mm along the wall, and when you stood on it it dropped a further 100mm. After taking the very rotten floor boards up it was plain to see the wall plate and all the joists had completely rotted away, due to a leaky water main and water ingress through the external brick work. So it all had to go.
We replaced the water main, ran a new damp course and wall plate and double hoisted it all with pressure treated timber, new floor boards and ply on top and refitted the customers flooring, adding some floor vents to ventilate the void under the floor. We then raked out all the external brick work and re pointed it all with water proof mortar.
All good for another 100 years.

Some damp issues in this house which has caused the metal corner beads to rust and paint to peel away, all affected areas hacked of to bare brick, dry rod damp course installed, and new plastic corner beads installed and re plastered and painted, providing a perfect finish.

PIV unit and loft hatch installed, which prove to be very effective at combating damp in old houses.
Ectractor fans fitted in bathroom and kitchen.
Lots of plastering and carpentry carried out.
