A local letting agent contacted me to regarding water ingress on a tenants chimney, a local roofer had previously told them that there was no issue with the roof tiles however getting up there and inspecting it it became clear that there were several issues. The initial intention was to relay the flaunching on the top of the chimney stack to secure the pots and to make the stack safe, but this stack proved to be beyond economical repair and with neither of the households having any use for the rear chimney any longer a decision was taken to remove the stack down to below the Apex of the roof.

Scaffold was erected the chimney stack was taken down and topped with stone tiles, a new lead apron was installed and all remaining lead work was clipped and sealed into place. Air bricks were installed to allow ventilation throughout the chimney shaft to ensure no buildup of moisture.

A recently installed this GRP Dormer Window Roof. The Landlord was in communication with their tenant regarding persistent water ingress and staining in the Bedroom.

On inspection it was clear there were two main issues. Firstly, the roof pitch ran toward the main roof, not away, and secondly, there was no overhang
to guide water away from the UPVC.

Old roof stripped off, new firings and substrate installed before a new GRP covering is installed.

I have spent the last week re-pointing and carrying out general maintenance on a 1920s semi detached property in Bridlington.

A lot of of the work required was very intricate work dealing with bay windows and very narrow joints on engineering brick.

I take real pride in the finish that I’m able to achieve. And whilst this doesn’t come quickly, I do think the finish is worth the investment.

At D J Brown Property Maintenance, I don’t just fix things at ground level—I’m always ready to go a little higher when the job calls for it!

This afternoon I was at a local care home to set up a sturdy 9-metre scaffold tower, making sure a contractor could safely access a high-level fall pipe for essential maintenance. The tower was built securely and secured to the gable end, giving the attending contractor a rock-safe & solid platform to work from. After all, when you’re working at that height, the last thing you want is wobbly scaffold!!

Once the contractor had completed their work I returned to carefully dismantle the tower—because as much as I enjoy a bit of scaffolding, and the vistas of ye olde Bridlington, I know care homes aren’t in the business of collecting tall metal structures! With everything packed away neatly, it was another job well done, and another happy customer. Whether it’s fixing, fitting, or setting up access solutions, D J Brown Property Maintenance is always on hand to lend a helping hand—no heights too high!!

A visit to a new customer today who posted on a page asking for help with a lead flashing that had worked loose from it positioning on the chimney flank and ridge tile joint.

I was able to get to the customer the next day, which is very unusual, however, I got to the customer nice and early and got to work raking out the failed mortar on the lower courses of the chimney brick work.

Working carefully to reinsert the lead work to an acceptable depth and securing it with lead tabs I used a strong mortar mix for durability on this exposed chimney stack for longevity.

To ensure water tightness I finished the lead work with a lead specific sealant.

Another job completed and a new customer! A really great guy and we chatted for ages!
