The Bazeley Partnership Award-winning Architectural Designers delivering design excellence throughout Cornwall and Devon

The Bazeley Partnership has been providing architectural services for over 100 years, delivering award-winning design excellence on a wide range of projects throughout Devon, Cornwall and the South West. We put people at the heart of our process and our skill and experience inform designs that are bespoke and crafted. Rather than following a fixed design belief, we take a human approach and create

forms that blend inspiration with practicality. Our guiding principle is contextual design and intrinsic to this is understanding the importance of location. Each project is considered carefully in both its immediate setting and the wider landscape. As a result, we have an excellent track record in obtaining successful planning consents, including those on sensitive and historic sites. The Bazeley Partnership has built a reputation for the quality of its design and execution for all scales of project and stages of work. We are able to provide a seamless transition from concept to reality, or deliver targeted support where needed. In addition, we use a trusted network of professionals and craftsmen to deliver the highest standards of workmanship and expertise. Materials Focus | Hempcrete

Material choice shapes how a building performs as much as how it looks.

For this coastal home in Cornwall, hempcrete formed part of a low impact, sustainable design, using material supplied by IsoHemp . Alongside renewable technologies, the focus was on creating a breathable, high performing building fabric from the outset.

Hempcrete provides insulation while allowing moisture to move through the wall construction, helping regulate internal conditions in exposed coastal environments.

These decisions are largely unseen, but they play a significant role in long term performance, durability and efficiency. Careful material selection remains central to our approach to residential architecture in Cornwall.

If you are planning a new home or adapting an existing building, we would be pleased to discuss how material choices can shape the outcome.

Considered Transformation | Central Bude

Planning approval secured for the extension and remodelling of a home in the centre of Bude.

The starting point was a close reading of the existing building, looking beyond its constraints to identify where change would be most effective.

A new first-floor extension over the garage introduces a bedroom suite, while targeted changes at ground level reorganise the layout to improve circulation and day-to-day use. Externally, updated materials and openings refine the overall appearance, with the front of the property reworked to provide additional parking.

Focused on where change matters most, the scheme delivers more useable space and a better-functioning home. We’re pleased to be continuing the project through to Building Regulations.

If you’re exploring ideas for your own home, we’d be glad to talk them through. Get in touch to arrange a free initial consultation.

Light and Ambience | Creating Atmosphere

Natural light plays a central role in shaping how a home is experienced. Through careful window placement, proportion and orientation, daylight can be drawn deep into the plan, creating moments of light and shadow that shift throughout the day and across the seasons.

Windows do more than introduce light. They shape how spaces relate to their surroundings, offering visual connection, awareness of change and a subtle dialogue between inside and out. These quieter decisions influence comfort, wellbeing and the overall character of a home, and sit at the heart of our approach to both new homes and the careful re-working of existing ones.

Whether you are planning a new home or re imagining an existing one, thoughtful use of light can transform how spaces are experienced. We would be happy to explore the possibilities with you.

Responding to Place | Coastal Homes Under Construction

With construction now underway at Widemouth Bay, Cornwall, the design intent behind these two new homes is beginning to reveal itself on site. Designed to sit naturally within their coastal surroundings, the houses are unified through a shared architectural language while remaining individual in character.

From layout to detailing, the focus has been on creating comfortable, well considered homes that respond thoughtfully to place. We’re enjoying watching the project progress and look forward to seeing it completed.

Have a site or project in mind? We would be happy to help you explore its potential.

Designing with Context | Responding to Place

Context is fundamental to good design, shaping how a building sits within its surroundings, how it is experienced and how it contributes to a sense of place.

For this new home in the heart of St Mawes, the challenge was significant: a steeply sloping site within a Conservation Area, set against the subtropical, Italianate inspired backdrop of Lamorran House Gardens.

The design evolved through careful observation of the site, its changes in level, existing planting and the wider Cornish coastal landscape. A tiered arrangement reduces the apparent scale and overall form of the building, allowing it to sit more naturally within its setting while retaining important trees and garden features.

Drawing on local architectural character and informed by Design Review Panel feedback, the proposal represents a considered response to context, one that respects both the built environment and the Area of Outstanding Natural Beauty (AONB) it inhabits.

Planning Submitted | Rural Courtyard Living Reimagined

We have recently submitted proposals for the redevelopment of an agricultural brownfield site within a village setting on Bodmin Moor.

The scheme introduces five new homes - four new-build dwellings alongside the adaptive re-use of an existing historic stone barn - arranged around a courtyard inspired by traditional farmstead layouts.

Responding to the site’s constraints and opportunities, the design draws on familiar agricultural forms and materials, reinterpreted in a contemporary way. The result is a considered approach that enhances the character of the street scene whilst respecting its rural context.

Flow and Views | Contemporary Beach House Extension

Sometimes the opportunity lies in not just adding more space, but in reimagining how a home is organised. For this coastal bungalow, that meant reconsidering how its rooms connected and how the layout could better support family life whilst opening up to the sea.

We studied the existing structure and identified how a split level arrangement could introduce new rooms, improve circulation and draw light deeper into the home. This reconfiguration created an open plan living space, a lower ground master suite and practical areas for work and everyday living, enhanced by a carefully considered extension.

A zinc clad addition anchors the home to its coastal setting, offering resilience in the maritime climate. Inside, floor to ceiling glazing frames the seascape, with smaller panes and refined detailing softening the transition between indoors and out.

What began as a compact bungalow now works as a cohesive, flexible family home, a reminder of how thoughtful re planning can reveal more possibility than first expected.

If you’re exploring how to make your home work harder for you, we’re always happy to discuss the possibilities. Visit our website to see more of our projects, or give us a call on 01288 355557.

Adaptive Reuse | Transforming a Derelict Barn

This 14thC Grade II* Medieval Tithe Barn near Bude, once on the National Buildings at Risk Register, has been carefully restored and adapted to meet modern living needs.

Through a heritage-sensitive approach, we introduced a contemporary glazed extension and bespoke interiors, creating functional modern spaces whilst honouring the barn’s historic character. Where possible, original stone, timber, and slate were reused, blending old and new in harmony.

Featured on Homes by the Sea on More4 and awarded a Cornish Buildings Group Award, the barn demonstrates how sensitive design can bring new life to complex historic buildings.

Thoughtful Design | Organic Layout

At the edge of North Cornwall’s dramatic coastline, this home was designed to flow naturally, guided by an organic layout that responds to family life and the landscape. Working closely with our clients, we explored every aspect of their brief, from sustainable, healthy materials and energy efficiency to the long-term longevity of the home.

The design incorporates subtle ordering devices, capturing light, framing coastal views and creating intimate relationships with surrounding gardens. Each room connects seamlessly through considered interior planning whilst respecting the environment, resulting in a home that is both practical for today and prepared for the future.
