Before spending thousands on renovations, it's worth asking a simple question:

What will buyers actually notice?

In many cases, presentation, light, layout and atmosphere have a greater impact than expensive improvements.

The goal isn't to spend more. It's to spend wisely.

One of the biggest misconceptions homeowners have when preparing a property for sale is that they need to remove all personality from their home.

In my experience, the opposite is often true.

Buyers respond well to properties that feel welcoming, well cared for and easy to imagine living in. The goal isn't to create a show home or erase every sign of daily life. It's to help buyers see the property's potential and imagine it becoming their home.

As I often tell clients:

"A home prepared for sale isn't losing its personality. It's creating space for somebody else's."

I've written a new article exploring the difference between decorating for yourself and preparing a home for sale. You can read it in the Insights section of my website.

Do you think homes should be presented differently when selling, or should they remain exactly as people live in them?

One of the biggest surprises for homeowners is that I often advise them not to spend money.

That might sound strange coming from someone who works in property improvements and refurbishment projects, but it's true.

Many people preparing to sell assume they need a new kitchen, a new bathroom or a long list of expensive upgrades.

Most of the time, they don't.

I've seen homeowners spend thousands on improvements that added very little value, while modest, thoughtful changes transformed how a property was perceived.

Good property presentation isn't about spending the most money.

It's about spending the right money.

I've shared my thoughts in a new article. Link in the comments.

I love ❀️ plants πŸͺ΄ and how they make a room feel.

Over the years I've accumulated quite a few, and somehow there's always room for one more.

Beyond their obvious beauty, plants bring softness, movement, and a sense of calm that is difficult to achieve with furniture or accessories alone.

Whenever I'm styling a home, greenery is often one of the last things I add. It's amazing how a single plant can make a space feel more welcoming and complete.

Some pieces reveal themselves slowly.

Camellia's original mahagony grain, carved detailing and brass hardware deserved to remain the focal point of the restoration.

Finished in Vert de Terre and lined with William Morris scented paper, this one-of-one SIERRA MIKE Original was designed to celebrate craftsmanship rather than conceal it.

Meet Camellia 🌿

This vintage chest of drawers arrived in the workshop tired, dated and ready for a new chapter.

The original mahogany drawer fronts, carved detailing and vintage handles were too beautiful to lose, so they were carefully restored and paired with a soft sage tone inspired by Farrow & Ball's Vert de Terre. The result is a piece that feels both timeless and elegant.

Inside, the drawers have been lined with William Morris Willow paper and lightly scented with Neroli & Bergamot β€” a small detail, but one that makes opening each drawer a pleasure.

One of the things I love most about restoring furniture is preserving its character while giving it a place in a contemporary home. Pieces like this have already lived a life, and I think that history deserves to be celebrated rather than hidden.

Thinking of selling? 🏑

Before you call the estate agent, take a step back and look at your property through a buyer's eyes.

Many homeowners spend money on the wrong improvements, rush photography, or overlooked details that influence buyer perception.

Most sellers don't need a bigger budget. They need a better plan.

If you're planning to sell within the next 12 months and would like independent advice on how to prepare your home for the market, I'd love to help.
