In December 2020, 2‑year‑old Awaab Ishak died from a respiratory condition caused by “extensive” mould in his home.

His tragic death led to a review of how landlords are guided to act on damp and mould issues. Ministers now want updated accountability, faster repairs, and better oversight.

From October 2025, Awaab’s Law will legally require landlords to investigate and fix damp and mould within strict timeframes. While this begins with social landlords, the Renters’ Rights Bill will extend the same obligations to private landlords from 2026.

This is not optional. Landlords who fail to comply risk legal penalties, tenant disputes, reputational damage, and costly repairs.
