Second week back and as usual , various plumbing repairs , tap replacements ,boiler services and gas safety checks .
On one safety check during the gas tightness test , had a pressure drop indicating a potential gas leak , this was traced to the gas connection at the hob ( see bubbling fluid showing the leak) and also a boiler flue at same property not sealed potentially allowing flue gases to re enter the building……and no carbon monoxide detector either.
These issues are now resolved and tenants and landlord made aware .
Please do not take chances.

So we are halfway through January already ( how , I hear you cry ) and 2024 is proving just as busy as last year .
Already had numerous boiler repairs including expansion vessels and PRVs , flow sensors , faulty motorised valves as well as wc repairs , replacement taps , gas hob replacement s to name but a few things ……..

While carrying out the annual service on this Worcester boiler, it showed up carbon monoxide leaking into the boiler from around the electrode assembly. After removing, the gasket literally disintegrated, the part was replaced and boiler is now safe to use.
This highlights the importance of getting your boiler regularly serviced…….remember, you can’t smell or see carbon monoxide.

Customer: “ Yes……he said he was a plumber…….well , I think he might have been a handyman but did plumbing as well……he seemed a nice guy ? “

Me : “Closest he’s been to a plumber was when he shook a plumbers hand once “ 🤦‍♂️😂

Half a tub of plumbers Mait round the waste to then discover the nut wasn’t tight ……

Moral of the story : It’s harder to do it wrong way ……get a PLUMBER to sort your plumbing issues
