We are delighted to have gained planning approval for a new dwelling, replacing an existing barn near Ely.

Working with Cheffins Planning Team to achieve planning approval there were several difficulties to overcome, including biodiversity gain and development within the countryside.

The new single storey dwelling at the edge of the Village has open views across the Fens and has been designed with elegance and simplicity. A south projection provides a large kitchen/dining space with vaulted ceilings and doors opening to the south facing garden. Large roof overhangs have been created to provide shading in the summer.

We are now working with the client and engineer to progress with the technical design. Construction is due to begin on the project later this year.

We are delighted to have gained planning approval for a central development in Ely.

The scheme will provide tourist accommodation for visitors to the City over two floors. The apartments will benefit from roof terraces with a fantastic view of the Cathedral.

We are currently putting together the working drawing package and the apartments are expected to be complete this year.

During World War 2, approximately 4 million operational flights were made over Cambridgeshire by bombers in 1944 alone, many of which were conducted in Lancaster bombers emanating from both RAF Witchford and nearby RAF Mepal.

In partnership with our client GROVEMERE PROPERTY LIMITED, and the Cheffins planning team, we are excited to share that we have secured planning permission for an RAF Exhibition building located on the Lancaster Way Business Park, which has been commissioned to honour the legacy of everyone associated with RAF Witchford during World War 2.

The proposals provide a new purpose-built exhibition space which aims to maximise the impact of artefacts that have been amassed over many years by Barry Aldridge who dedicated himself to preserving this important history.

The building incorporates an interpretation of a Lancaster bomber fuselage, which will also be carried through into the inside of the building. Within the entrance lobby, visitors will have the opportunity of sitting within the structure of the fuselage and imagine themselves within the aircraft.

With the involvement of Tricolor Associates, the interiors of the building will incorporate audio visual aids to reveal the personal stories and memories of life at RAF Witchford and Mepal.

The scheme also involves enhancing the setting of the existing memorial plaque sited on the site, and an extension to the adjacent Apex Coffee House, designed by Daniela Muscat.

We look forward to seeing this exciting project come to life in 2025!

Work is progressing well on site at the Old School Yard for Torrington Properties and Repton Homes.

The scheme will provide 11 new homes, including conversion of the former Victorian school and 4 new build dwellings.

The dwellings will be of exceptional quality providing double height living spaces and retain original features including the roof trusses within former classrooms.

The school was constructed in the late 19th Century in the ‘Old English’ style as part of the seaside town of Hunstanton. Prior to the conversion and development, the school had been closed for 8 years and the new homes now offer new life to these historic buildings.

We are proud to play a part in helping the UK Government meet its ambitious EV targets and accelerate the transition to a greener future through securing planning permission for a transformative EV charging station just off the A47.

This project is a testament to innovation, determination, and problem-solving as we worked with our client to bring this vision to life.

The scheme includes the following:

- EV Charging Station with a “solar roof”: Fast, reliable charging to support the growing number of electric vehicles on our roads.
- Cafe & Waiting Area: A modern, comfortable space for travellers to relax and recharge.
- Large Solar Farm with Battery Storage: Ensuring clean, sustainable power with reliable energy storage.

The journey to planning approval wasn’t without its challenges. A high-pressure gas main running through the site required careful coordination to ensure safety and feasibility. We also worked closely with planners to address traffic generation concerns.

We are delighted to have gained planning approval at appeal for a development of two houses in Colne.

The scheme replaces a former plant nursery which originally gained consent for replacement with a single large dwelling and detached garage.

We developed a scheme based on two dwellings, similar in scale to the approval, in a courtyard farmstead arrangement. The second dwelling steps down in scale with a broken roof arrangement to create a lower ridge and materials to convey the hierarchy of agricultural out building. The dwellings are arranged with gardens to the south and glazing arranged to take advantage of open field views.

The planning application was refused approval in early 2024, but the decision was overturned by the planning inspector last week, dismissing all the planning officers’ objections.

We are delighted to have gained planning approval for a scheme of seven new 2 bed houses for Thurrock County Council last week. The houses will be built for local people for affordable rent in Chadwell St. Mary on a former garage site.

The site is constrained by existing rights of way to rear gardens on both sides which are to be maintained. Proposals are for a new street of terraced houses each arranged around a small courtyard with turning space in the middle. The shared access is provided with landscaping and parking for residents and visitors.

The existing garages are derelict, and the site has become an area known for anti-social behaviour and vandalism. The new scheme will create activity and natural surveillance, whilst creating affordable housing on a brownfield, sustainable site.

The scheme was approved at committee with members voting unanimously in favour.

It isn’t often that as architects we are publicly praised by a conservation officer.

We would therefore like to thank Chris Partrick at East Cambridgeshire District Council for making our month for writing the following comment on our scheme in Ely :-

“Despite its modest scale, this is an inventive, carefully considered scheme which demonstrates that creative contemporary approaches are entirely compatible with historic buildings. It fully accords with the objectives of Advice Note 2. Its presentation is also exemplary, and the excellent 3D CAD modelling should be specially commended."

Planning permission was secured yesterday and we now look forward to progressing the working drawings!

Work is progressing well on a new dwelling in St. Ives. Permission was approved in 2021 for a 4-bedroom single storey house in a pavilion form.

The front boundary wall creates privacy and a robust edge to the road and seamlessly blends with the dwelling. The flat roof sits above with extended eaves and separated by dark zinc. A spine wall defines the entrance, separating Living space from bedrooms and incorporates a double-sided fireplace. To the southwest large areas of glazing and cladding provide a softer appearance and views across Meadows.

We are delighted that planning permission has been granted for this amazing home for our clients in Sutton, Ely. This was granted at appeal which was led by Ruth Gunton at Cheffins.

We thoroughly enjoyed working with our client and it was refreshing to have the design freedom within the initial brief to bring their ideas to life. The end result is an exploration of collaborative thinking through our creative design processes. Key objectives of the design were quality, sustainability, and ecological enhancements, with the inclusion of a swimming pond.

We are pleased to have received planning approval last week for an affordable housing scheme in Aveley for Thurrock Council. The scheme will provide sixteen 1 and 2 bedroom apartments for affordable rent for local people with secure parking and cycle parking.

Each apartment is dual aspect and includes a large private balcony or terrace with an additional shared garden space to the south of the site retaining existing trees along the boundary. The apartments have been designed to a high level of sustainability and include a provision of PV to south facing roof slopes.

The scheme was approved at committee where Council Members voted unanimously in favour.
