Is moving actually the answer, or have you just run out of ideas for the house you’re in?

Most homeowners open Rightmove before they look closely at their own four walls. Yet a smarter layout, an extension, or converting wasted space can make a familiar home feel brand new.

That’s where we come in.

At HAC Designs, we look at your home as a whole before recommending a fix. We balance how your family lives today with your future plans, budget, local planning constraints, and hidden property potential. Moving makes sense sometimes, but often, the real opportunity is already right in front of you.

The best choice comes from facts, not frustration.

If you’re caught between moving and extending, we’ll show you what’s truly possible so you can choose with confidence. No sales pitch, just clear advice tailored to your goals.

Comment SPACE below, and let’s talk about your options.

Most people assume an architect's job ends where the builder's job begins.

In reality, fixing a bad layout happens on paper long before anyone picks up a sledgehammer.

For this project, the family came to us wanting to unlock their loft, converting it into a playroom to maximise space, but they already had their own build team lined up. Rather than handing over basic sketch plans and leaving them to deal with the site headaches, our architectural designers and structural engineers mapped out every structural beam, wall removal, and spatial proportion down to the millimeter.

When your structural calculations and architectural drawings are completely locked in from day one, you remove the mid-build surprises, delays, and unexpected costs that turn renovations into nightmares.

That level of foresight is the standard we hold ourselves to, whether we handle the construction or hand off the drawings to your chosen contractor.

If your home has good bones but an underused loft, we can show you exactly what is possible on your plot. Message us on WhatsApp to book your free discovery call.

The best measure of any renovation project isn't what we say. It's what our clients say after it's finished.

When you're planning a home extension, home renovation, or new build, choosing the right design and build contractor is about more than the finished result. It's about knowing you'll be supported throughout the entire journey.

The drawings matter. The planning permission matters. The build quality matters.

But so does the experience of working with the people behind it.

That's why we're incredibly grateful every time a homeowner takes the time to leave us a Google review. Their feedback gives future homeowners an honest insight into what it's like to work with HAC Designs, from the first conversation to the finished home.

If you've outgrown your home but moving feels out of reach, send us a quick message on WhatsApp and we'll show you exactly what's possible on your plot.

A water tower. Not exactly where you'd expect one of our most memorable renovation projects to start.

But that's exactly how this one began. We weren't trying to make it stand out just because it was unusual.

Our focus was on understanding the building, respecting its character, and finding the right way to bring it into its next chapter.

From the very beginning, our architectural designer and structural engineer worked as one.

By looking at the whole picture instead of isolated challenges, we created a renovation that was practical, buildable and true to the building's original form.

The result speaks for itself: proof that great design works with a building's strengths, not against them.

The best renovations don't rewrite history. They give it a future.

If you have a property with potential that others have overlooked, we'd love to explore what's possible. Send us a quick message on WhatsApp and we'll book your free discovery call.

Stop chasing extra square metres. Fix the way your home flows instead.

For this Wargrave project, removing the existing staircase was not about making a bold design statement. It was about creating a layout that made everyday life easier. Sometimes, the biggest improvement comes from rethinking what is already there, not adding more.

At HAC Designs, we look at the whole picture before suggesting a solution. Our architectural designer, structural engineer, and build team work together from day one, so every structural change supports the layout, the budget, and the way you actually live. We are honest about what is achievable because good decisions start with clear advice.

The result is a home that feels brighter, more connected, and far easier to move through, without adding unnecessary space.

Good design is not about doing more. It is about making every change count.

Thinking about changing the layout of your home? Send us a quick message on WhatsApp and we'll talk you through what is realistically achievable before you commit to any work.

Most people think a renovation is done the moment the builders pack up their tools.

It's not.

Before your extension or renovation can be signed off, Building Regulations must confirm that the finished work matches what was approved, that any on-site changes still comply, and that essentials like fire safety, insulation, and structural stability are in place.

It's a check most homeowners never see, and one that's easy to overlook until it holds up your sign-off. That's why we keep design, structural engineering, and the build team talking to each other from day one, instead of passing your project between people who've never met.

What you need depends on your property and the work involved. Sign-off isn't a box-ticking exercise. It's someone checking your home is genuinely safe to live in.

A project isn't finished when the last brick goes in. It's finished when it's signed off.

We've walked hundreds of clients across Berkshire, Reading, and Wokingham through planning permission and Building Regulations.

If that part's been putting you off, send us a quick message on WhatsApp and we'll book your free discovery call.

The smartest thing you can do before your renovation costs nothing.

One of the simplest pieces of advice we give homeowners is to document what's behind the walls before they're covered up.

A few photos or a quick video can make a huge difference years down the line. Whether you're hanging shelves, carrying out maintenance, or planning another home renovation, knowing where your pipes, electrical cables and structural elements are can save unnecessary disruption, time and cost.

It's a small step that often gets overlooked, but it's the kind of practical advice that makes future decisions much easier.

Good architectural design isn't just about creating beautiful spaces. It's about thinking ahead and helping homeowners avoid problems before they happen.

If you're planning a home extension or home renovation and want expert advice from the very beginning, send us a quick message on WhatsApp and we'll show you exactly what's possible on your plot.

Most homeowners assume a loft conversion automatically means planning permission.

In many cases, that's not true.

If your property has permitted development rights and the design stays within the allowed volume limits, you may be able to create valuable additional space without going through a full planning application.

For loft conversions, the permitted volume is typically up to 40m³ for terraced homes and up to 50m³ for detached and semi-detached properties. But every property is different, which is why it's important to understand the rules before you start designing.

We regularly help homeowners across Berkshire, Reading, Wokingham and the surrounding areas understand what can be achieved under permitted development before investing in drawings or planning applications.

Most homeowners think a site visit is just taking measurements.

In reality, some of the most important decisions happen before a single line is drawn.

Step 1: We assess what is actually possible.
We look at the property, the plot, and any physical constraints that could influence the design.

Step 2: We identify potential risks.
Drainage runs, neighbouring properties, access issues, and level changes can all affect a project later.

Step 3: We understand how the home works today.
Looking at how the existing spaces are used helps us design solutions that genuinely improve everyday living.

Step 4: We discuss your goals in person.
A site visit isn't just about the building. It's about understanding how you want your home to work in the future.

Good design starts with understanding the site.

If you're thinking about extending your home, converting your loft, or starting a new build, send us a WhatsApp and we'll arrange a free discovery call to discuss what's possible on your property.
