Planning approval granted for a new, accessible extension within a Conservation Area and Area of Outstanding Natural Beauty.

The client brief sought to create additional accommodation at first-floor level, providing a bedroom, bathroom and living space designed for wheelchair access.

A key ambition of the project was to celebrate the site’s elevated position by maximising the exceptional views across the town.
Our design response is a lightweight timber structure, delicately positioned to the south of the existing building and elevated on stilts. Slim columns support the extension, minimising its visual impact, while natural timber cladding will weather over time to a soft silvery grey, allowing the building to sit quietly and recessively within the surrounding landscape.

It’s 2 years since Cove Architects was started, a step into the unknown but with a clear vision of designing and delivering high quality and sustainable architecture. In that time we have had planning success in Pembrokeshire Coast National Park, Exmoor National Park and throughout Devon, including within the Ilfracombe Conservation Area. Our first finished building achieved an Energy Performance rating of 104, meeting our ambition to not just talk sustainability, but deliver. And we’re proud to have our first non-residential projects, with holiday resort, campsite and community hub projects now on the drawing board. Thanks to everyone who has supported us so far. As part of his continuing professional development, Paul attended the Low Carbon Construction Conference in Exeter last week. With new buildings now using very little energy, the embodied carbon in materials and construction now account for 80% of the carbon in the lifetime of a building.
The 12 speakers covered planning policy, material choice, landscaping and structures amongst other things. The day provided lots of useful information to bring to our projects, and has inspired Paul to get creative with reclaimed materials in the replanning of his own garden.

OUR FIRST COMPLETED PROJECT
Now our clients have settled in to their new home, we visited on Friday to see if everything was meeting their expectations. We’re pleased to say our clients are very happy with their new home. As well as high quality design, two other key requirements were sustainability and low running costs, and we delivered. With careful design and detailing, the completed building achieved an EPC Energy rating of A 104, with predicted primary energy costs of £0! In order to achieve this, the energy efficient design was complemented with PV panels and battery storage, an Air Source Heat Pump for heating and hot water, and a rainwater harvesting tank for laundry and toilet flushing.

We have recently received a positive pre-application enquiry response for a replacement dwelling and detached studio in Oxfordshire.

The proposed dwelling seeks to preserve the existing single-storey frontage along the street, with a roof pitch that echoes the original, thereby respecting and maintaining the established streetscape. In contrast to the current structure and its neighbours, the design will offer a contemporary interpretation, distinguished by a thoughtful selection of high-quality materials and a refined architectural approach.

The detached studio will replace the existing outbuildings, offering a refined and purpose-built space to support the client’s bespoke tailoring business.

We are looking forward to developing the designs, ready for a full planning submission in the coming weeks.
