At Studio 11 we are feeling pretty pleased with ourselves today. Working alongside Jason Parker at Meadows we have managed to secure three planning appeal hearings for single plot self-build dwellings in the countryside within the last two months. The evidence base required to justify a hearing procedure rather than written representations for a single house is significant. We have done it three times across two districts.
This is a highly specialised area of planning work combining architectural design, zero-carbon performance, self-build statutory law, and planning policy in a way that very few practices are equipped to deliver.
Each case combines a self-build argument with innovative design under Paragraph 139 of the NPPF, an approach we have developed and refined specifically for countryside locations where conventional policy routes are limited.
