Hi everyone,

As many of you may have heard, there was a major fire at Oxgate House in Brent, where the Team 1 Construction head office was based.

Sadly, our office is now gone. It is difficult to see a place we worked from, built around and used every day disappear like this, but the most important thing is that people are safe.

We want to say a heartfelt thank you to all our customers, friends, suppliers and everyone who called, messaged and offered help and support. Your kindness genuinely means a lot to us, especially at a moment like this.

Team 1 Construction is still operating as normal. Our team is active, our projects continue, and we are already working on securing a new place for our head office.

We will update everyone once we have a new location confirmed.

Thinking about building an extension? Don’t start with the builder.

At Team 1 Construction, we speak to homeowners every week who are thinking about extending their homes, and one thing comes up again and again.

Most people know they want more space, but they are not always sure where to start.

And that is completely normal.

An extension is a big decision. It is not just about adding square metres. It should make your home work better for the way you live.

Before starting, think about:

✅ What are you actually trying to achieve?
More space for the family, a larger kitchen, better flow to the garden, a home office, or adding long-term value?

✅ Do you need planning permission, or can it be done under permitted development?

✅ Have you allowed for Building Regulations, structural calculations, drainage and party wall matters?

✅ Is your budget realistic, including finishes, flooring, kitchen, glazing and a sensible contingency?

✅ Is the quote clear, with no vague allowances or missing items?

The best projects usually start with honest advice, proper planning and clear communication before anyone starts knocking walls down.

We believe the early stage is one of the most important parts of the whole project. Get that right, and the build becomes much smoother.

Good afternoon friends 👋

As the weekend is getting closer, it is a good time to look back and summarise the week at Team 1 Construction.

This week has been a busy one, with a lot of focus on planning, coordination and making sure the right details are dealt with before they become problems later.

On every project, there are always many things happening behind the scenes that people do not always see. Materials being checked, trades being coordinated, measurements being confirmed, decisions being made with the client, and small details being picked up before the next stage starts.

And none of this happens because of one person.

A big thank you has to go to our loyal team, from the admin side who keep things organised, updated and moving, to the labourers and trades on site who work hard every day to bring each project forward.

Their effort, patience and commitment are a massive part of what allows us to deliver the standard we aim for.

For us, this is where a good project is really built.

Not only in the final photos, but in the process that gets you there.

A clean finish is important, of course, but the work behind the walls, the preparation, the order of the trades and the way the site is managed are just as important.

This week reminded me again that building is not only about doing the work. It is about thinking ahead, communicating properly and making sure everyone knows what is happening next.

That is what gives clients confidence.

That is what keeps the project moving.

And that is what helps avoid unnecessary stress later on.

Moving house or adding more space?

This is a question many homeowners ask when the house starts feeling too small.

And the truth is, there is no one right answer.

Sometimes moving makes complete sense.
You may need a different area, better schools, a bigger garden, more parking, or a home that simply suits the next stage of your life better.

But moving also comes with costs that are easy to forget at the beginning.

You may need to allow for:

✅ Stamp duty
✅ Estate agent fees
✅ Solicitor fees
✅ Survey costs
✅ Mortgage fees
✅ Removal costs
✅ Decorating or improvements in the new home

On the other side, staying and adding space can also be a big commitment.

A rear extension, loft conversion or full renovation may involve planning, design, structural work, building control, temporary disruption, and a proper budget for the work from start to finish.

So it is not about saying one option is always better than the other.

It is about asking the right questions before making the decision.

What will moving really cost?
What will improving the current home really cost?
How much extra space do you actually need?
Will the work add value?
Can the current home become suitable for the next few years?

Sometimes the answer is moving.
Sometimes the answer is improving what you already have.

But either way, it is worth doing the numbers properly before deciding.

A simple way to get an idea of your flow rate is to fill a 1-litre jug from your kitchen cold tap.

💧 Under 6 seconds = generally good
