Early last year we took on a site in Loughborough that already had planning permission in place for our client Neo Group Developments Ltd. Since then, we have redesigned the scheme, incorporating alterations and extensions to the existing dwelling, along with a new garage, while also successfully securing planning permission for four bespoke new dwellings.

The scheme has been carefully designed to deliver high-quality, individual homes that respond to their surroundings and the needs of future occupants. We are now finalising the Building Regulations drawings, with preparations underway to move towards site in the near future.

It’s great to see the project progressing from planning through to delivery, and we are looking forward to breaking ground soon.

With the Leicestershire Procon Awards next week, we thought we would share a previous winner. The Old Mill Development in Great Glen, a bespoke collection of six high-quality detached homes designed to bring new life to a once-neglected former mill site.

Set on the edge of the village, the scheme was shaped around traditional vernacular design, featuring steeply pitched roofs, chimneys, and a blend of sash and casement windows. Each home has its own character while sitting harmoniously within a leafy, low-density layout that makes the most of the site’s natural topography.

The build came with its share of challenges, from managing a live foul main and addressing flood risk, to accommodating an ancient right of way, but careful design and experienced craftsmanship ensured a seamless outcome.

Materials were selected for both durability and beauty, creating a rich palette that complements the rural surroundings. Inside, high-quality kitchens and bathrooms reflect the bespoke nature of each home, with early purchasers even shaping elements of the design.

Now fully sold and occupied, The Old Mill Development stands as a testament to thoughtful design, meticulous construction, and the power of revitalising underused sites into desirable, lasting places to live.

With the Procon Awards just a few weeks away, we are taking a look back at one of our previous award-winning projects, the Volunteer Training Centre at Rutland Water Nature Reserve, delivered for the Leicestershire & Rutland Wildlife Trust.

Completed in July 2015, this remarkable building was officially opened by Sir David Attenborough, following a visit from HRH The Prince of Wales and The Duchess of Cornwall, who attended the groundbreaking ceremony the year before.

Designed to provide a permanent home for the Trust’s volunteers, who dedicate over 350,000 hours of conservation work each year, the Centre brings together training and meeting spaces, workshops, admin areas, and limited overnight accommodation.

Set on the edge of Rutland Water lagoon, the design responds beautifully to its natural surroundings. The sedum-covered rooflines and gabion stone base blend the building into the landscape, echoing the movement of the water and the wildlife it serves to protect.

A fabric-first approach and use of natural, locally sourced materials ensure the Centre remains sustainable, low-maintenance, and perfectly in harmony with its setting, evolving gracefully with time.

We are proud to have delivered a project that continues to support conservation, education, and community engagement in one of the UK’s most inspiring natural environments.

We are delighted to share that our Kiln House project in Diseworth has been shortlisted for this year’s Procon Leicestershire Small Residential Scheme of the Year Award!

This unique home reimagines a previously consented design to create a more efficient, characterful space, all without increasing the original footprint.

The formerly disused 18th-century brick kiln, one of only three surviving in the village, has been beautifully restored and transformed into a striking office space. A new sunken courtyard showcases its historic brickwork, turning it into a celebrated feature at the heart of the home.

Inside and out, every detail reflects Orchard Hall Estates’ commitment to craftsmanship and quality, from the bespoke Nolte Kuchen kitchen and Italian-tiled ensuites to the carefully landscaped outdoor areas.

Sustainability was central throughout, with a fabric-first approach, energy-efficient lighting and controls, and smart on-site water management.

Huge thanks to our clients, Harmail and especially Kirsty, for their vision and hands-on involvement, and to the entire design team for bringing this thoughtful blend of history, design innovation, and modern living to life.

💷 £6.5m | 🗓 51 week programme | ✅ Completed Feb 2025

We were appointed by Wilten Construction on behalf of high-end equestrian brand LeMieux to deliver a bespoke office (18,415 sq. ft.) and warehouse (35,729 sq. ft.).

Originally inherited with planning permission, we reimagined the design and secured new approval, followed by Work Stage 4 drawings and a full interior CAT-B fit-out.

We worked closely with LeMieux to create functional and collaborative workspaces, supported by detailed 3D CGI visuals and phased delivery to meet operational needs.

Great to see this one handed over and even better to receive glowing feedback from the client—thank you to all involved!

to 10 years ago, when we completed the Sports and Cricket Pavilion at Oakham School.

Oakham School, a historic and forward thinking institution founded in 1584, needed a modern facility to replace the much-loved but outdated ‘Stumps’ pavilion. The brief was to create a building that matched the school’s exceptional sporting standards and rich heritage.

We delivered a striking yet respectful design featuring:

Four multi-purpose changing rooms
A central clubroom for after match hospitality, retaining the honours board and sporting legacy from ‘Stumps’
Glazed balconies with views over the cricket square and 1st XV rugby pitch
A purpose-built kitchen and dedicated officials’ spaces
Sustainable features including high-spec insulation, rainwater harvesting, and energy-efficient lighting

Designed with both functionality and tradition in mind, this prominent building has served as a key hub for Oakham’s extensive sporting calendar ever since.

Following the success of the project, we were also invited to refurbish the wider Sports Centre—a testament to the strength of our client relationship and shared vision.

We are proud to share the redevelopment of Manor Farm, Titchwell—a project that has breathed new life into a collection of beautiful but previously redundant farm buildings on the North Norfolk Coast.

The scheme has transformed the site into nine high-quality residential dwellings, blending heritage with thoughtful design to retain the rural charm of the original buildings while giving them a meaningful and modern purpose.

We are excited to share a recent project we’ve been developing—a Paragraph 79 application for a bespoke new residential dwelling set within a stunning rural landscape in Shangton Village, Leicestershire.

Working closely with our client, we’ve embraced the unique characteristics of the site: a steep grassed meadow that flows down to an established lake. Using the natural topography, we’ve carefully embedded the building into the hillside—minimising visual impact on the surrounding countryside and respecting the setting of nearby listed buildings.

The result is a thoughtfully designed, one-of-a-kind home that responds to its environment, enhances the landscape, and showcases the possibilities of exceptional architecture in sensitive locations.

We’re excited to share that planning permission has been secured for a transformative rural development at Manor House Farm, Main Street, Cranoe, Leicestershire.

This follows an initial 2022 Class Q approval for barn conversions and has since evolved through an extensive and collaborative planning process with .

The approved scheme includes:

• Demolition of existing agricultural buildings
• Conversion of vacant outbuildings into 6 residential dwellings
• Er****on of 5 new build homes
• A new double garage for Grange Farmhouse
• A new driveway for Manor House Farmhouse

This cumulates in the delivery of 11 high specification homes in the desirable location of Cranoe.

In addition, the proposal delivers public open space, traffic calming measures, new and improved access points, and essential infrastructure and landscaping works.

This marks a fantastic milestone for the team and our client—helping to breathe new life into this historic rural setting and support sustainable rural growth.

Absolutely delighted to have won Small Residential Building of the Year on behalf of our clients, David Pochin and Sam Chell, last night at the Procon Awards 2024. This scheme enabled the residential conversion of the former coach house and stables block to the rear of Saddle House in Hallaton.

Both Saddle House and the Coach House are Grade II Listed Buildings within the Historic England Register and sit within a designated Conservation Area.

The site of the Coach House originally contained a large red brick building dated 1842 which has six bays of brick work extending to two and a half storeys and was formerly used to provide stables and housing for the coaches owned by the residents of Hallaton Grange.

The purpose of this scheme was to enable the conversion of this imposing two and a half storey in height building into an impressive single four-bedroom dwelling for family living. The client was clear that, Listed Building status notwithstanding, he wanted to retain the history and atmosphere of the building in respect of both its heritage and standing within the village, and for the aesthetic opportunities this offered.
