We’re pleased to share that our Variation of Condition planning application has been approved on one of our jobs providing an extension to an existing garage to provide a workshop with art studio/annexe over.
The variations allow two key refinements to the scheme currently under construction: -
- Substitution of the Cedar Shingle Roof with Tudor Traditional Handmade Plain Clay Tiles. Providing enhanced fire resistance, superior durability and lifespan, reduced maintenance requirements and compatibility with local vernacular materials.
- Replacement of a Door Opening with a Window. Increasing usable internal wall space, improving the efficiency of the internal layout and providing natural light and a view towards the driveway enhancing passive surveillance and security.
In an ideal world, design changes are locked down before a project breaks ground. That’s always the goal - clear decisions, coordinated drawings, and a smooth construction phase. But construction is a real‑world process, and occasionally site conditions, practicalities, or client preferences mean a refinement becomes necessary once works are underway.
With the project already live on site, it was essential to secure these amendments swiftly so the build team could progress. Thanks to a clear justification and proactive coordination, approval was achieved in good time - keeping the programme moving and ensuring the final detailing reflects both client preference and practical site requirements.
