We’re pleased to confirm that Full Plans Building Control Approval has now been secured for the proposed alteration works to this property in Broughton Gifford.

The scheme retains the existing stone plinth, while removing the outdated uPVC conservatory and replacing it with a beautifully detailed oak‑framed glazed extension - creating an authentic, comfortable light‑filled space that enhances the rear of the home.

At first floor level, the internal reconfiguration introduces an additional ensuite and family bathroom, improving functionality and future‑proofing the layout for modern living.

Looking forward to seeing this one on site ✅

Great to be back on site this week checking in on the extension to this existing single storey garage, which will soon provide a dedicated workshop with parking bays at ground level and a self‑contained art studio/annexe above.

The structure is now complete with windows and finishes forthcoming as we head into the home run. This project balances practical workspace needs with a light, flexible upper floor designed for creativity and future adaptability.

Always rewarding to see a scheme evolve through the stages - from concept, to approvals, to construction ✅

We’re pleased to confirm that retrospective planning permission has been granted for the change of use of an existing outbuilding to a self‑contained residential annex at this property in Wiltshire.

Working collaboratively with RAW Planning we navigated the complexities of retrospective consent, demonstrating that the annex delivers a sensitive and proportionate reuse of an existing structure with no adverse impact on neighbouring amenity or the wider rural setting, providing a compliant and functional space that supports multi‑generational living.

A positive outcome for our clients and a reminder that even where works have progressed ahead of consent, a clear, evidence‑based planning strategy can bring projects back into alignment.

If you need support regularising past works or securing permissions for future proposals, we’re here to help ✅

We’re delighted to share that we have received planning and listed building consent approval for the extensions and alterations to this beautiful Grade II listed farmhouse in Bradford-On-Avon.

This was a uniquely sensitive project: a modern dwelling interwoven with the surviving fragment of the original 17th‑century farmhouse. Working closely with Forum Heritage Services and the local authority, we developed a scheme that respects the modest remaining historic fabric / enhances functionality for modern living / sits discreetly within the tight courtyard setting and delivers change without harm to the building’s heritage significance.

The approved design introduces a light‑touch single‑storey addition, carefully detailed in masonry with a mono‑pitched tiled roof and conservation rooflights to harmonise with the existing form while remaining visually recessive.

A great outcome for our clients - and another example of how thoughtful, evidence‑based design can unlock potential in even the most constrained heritage contexts. Now onto the building regulations and technical design!

We’re pleased to share that our Variation of Condition planning application has been approved on one of our jobs providing an extension to an existing garage to provide a workshop with art studio/annexe over.

The variations allow two key refinements to the scheme currently under construction: -
- Substitution of the Cedar Shingle Roof with Tudor Traditional Handmade Plain Clay Tiles. Providing enhanced fire resistance, superior durability and lifespan, reduced maintenance requirements and compatibility with local vernacular materials.
- Replacement of a Door Opening with a Window. Increasing usable internal wall space, improving the efficiency of the internal layout and providing natural light and a view towards the driveway enhancing passive surveillance and security.

In an ideal world, design changes are locked down before a project breaks ground. That’s always the goal - clear decisions, coordinated drawings, and a smooth construction phase. But construction is a real‑world process, and occasionally site conditions, practicalities, or client preferences mean a refinement becomes necessary once works are underway.

With the project already live on site, it was essential to secure these amendments swiftly so the build team could progress. Thanks to a clear justification and proactive coordination, approval was achieved in good time - keeping the programme moving and ensuring the final detailing reflects both client preference and practical site requirements.

Another example of responsive design management and smooth planning navigation in action.

If you’d like support managing mid‑build design changes or planning variations, we’re always here to help ✅

We’re pleased to share that retrospective planning approval has been granted for the change of use and conversion of a commercial building from car storage (B8) to vehicle repairs (Sui Generis).

Our team carried out the measured survey and full drawing package, providing the technical foundation for a clear and robust submission. Working alongside LP Planning, we coordinated a comprehensive approach that formalised long‑standing operational needs on site while ensuring full compliance with local planning policy.

A great outcome for the client and another example of how collaborative consultancy, accurate technical information, and a well‑structured planning strategy can deliver smooth, positive results.

If you’re navigating change‑of‑use, operational development, or retrospective compliance, we’re here to support you with clarity and confidence ✅
