When buying a new home you will have a 2 year warranty on the property with the house builder (developer), with a further 8 years for high cost work from the NHBC (providing it is an NHBC registered builder). As part of your moving-in experience, you will usually have 2 opportunities to raise any issues with a faulty product or workmanship with the developer. This is part of the buying and warrant
y process, often undertaken somewhere between 7, 21 and 28 days after completing on your new property. This process of compiling a list of faults (or snags) can be called snagging. Note, even if you have moved in to your new house already, you can submit 'snags' at any time to the developer within your 2 year warranty period. Every new home will have a certain number of snags, as no man-made product is perfect. The quantity, severity and type of snag will depend on the developer, how well the property has been built and scrutinised prior to handing the keys over to you - the end user. However, some faults may be more significant than others; when left unnoticed for years, these can potentially cause problems long after it can be possible to claim for these under the new-build warranty.

'Home Snaggers Pro' simplifies the snags found for the customer as we realise most customers will not know what to look for. We have a traffic light system where:
- Red items identify either essential or urgent faults which may pose a risk to health and safety either immediately or further down the line. They must be put right by the builder urgently, potentially immediately. Often High severity and high urgency.
- Amber items identify functional items which the builder is obligated to fix, and may be substantial or even significantly or reoccurring cosmetic items, often medium severity, but generally not urgent.
- Green items are the most common, cosmetic ones, sometimes 'nice to haves' or items that aren't technically NHBC standard faults; generally these are common snags the the builder is still obliged to sort for you,. Sometimes, the green items are simply not best-practice items, which the builder may not be obliged to fix, but that the house builder may choose to fix for you as part of their customer care service.
