This is the bit people do not believe.

Your new floor is finished before it ever reaches your house.

It starts as a frame on our factory floor in North Yorkshire. Then it is wired, plumbed and insulated before anything is hidden. The roof goes on and is tiled. The windows go in. The dormers are built.

Then it is plastered, skimmed and mist coated, so the rooms arrive white and fresh rather than bare pink plaster. Skirting on. Doors hung, handles already on.

It is not a shell when it leaves us. The rooms arrive as rooms.

The honest part: floors, decoration and the bathroom fit-out are yours to finish. Everything else is ours.

People see the crane and think it takes a day.

The lift takes a day. The job takes about four weeks.

Here is what actually happens. The week before, the scaffolding goes up. Then the old roof comes off, and your house is kept watertight the whole time. It is never left open.

Meanwhile your new floor is already built in our North Yorkshire factory. Then the crane comes, and each module is made watertight the same day it goes on.

After that the modules are bolted together, the roof is closed across the joints, and the plaster is patched where they meet. Then the staircase goes in.

Three to five weeks on site. Not four months of scaffolding.

This was a bungalow. One floor, and a roof.

Most people who need more space start by looking at houses. The other option is to keep the house, keep the street, keep the neighbours, and build upwards instead.

So the roof came off and a new floor went on. The rooms were built indoors in our North Yorkshire factory, not out on a roof in the rain. Roof, windows and dormers were already on when it left us.

Most people picture a loft conversion as months of mess above their heads. Here is what happens instead.

Your new floor is built indoors, in North Yorkshire, on a factory floor. Every cable and every pipe is set out, measured and checked before a single board goes on. Nothing is worked out on the day, in the rain, above your bedroom.

Then the walls are plastered, skimmed and mist coated. Skirting on. Doors hung. Radiators up. Sockets in.

It is not a shell when it leaves us. The rooms arrive as rooms.

Then it is loaded, craned onto your house and made watertight the same day. About four weeks on site, not months.

What we do not do is your flooring, your decorating or your bathroom fit-out. We are straight about that on day one, not on the invoice.
