Customer had no heating or hot water due to an F28 fault code. After carrying out diagnostics, the issue was traced to a blocked pressure sensor, which was preventing the boiler from operating correctly.

The system was stripped down, the blockage cleared, and everything tested to ensure the boiler is now running safely and efficiently again. ✅

A lot of people don’t realise that faults like this can often be caused by sludge, debris, or poor system water quality, which is why regular servicing is important to keep your boiler running properly.

Boiler now back up to temperature and working as it should. 👍

Another boiler pressure issue resolved 🔧

We attended a property on Sunday where the customer had no heating due to low boiler pressure.

After inspecting the system, we re-pressurised the boiler and got the heating back up and running. The customer actually had an automatic filling loop installed, which isn’t something you commonly see on most domestic boilers, so they weren’t aware of how it worked.

We took the time to show them how to safely top the pressure up themselves if it ever happens again in the future – which can save them the cost of calling an engineer out for something simple.

⚠ However, it’s important to note that boiler pressure should not constantly be dropping. If you find yourself repeatedly topping up the system, it could indicate underlying issues such as:
‱ A leak somewhere on the heating system
‱ A faulty expansion vessel
‱ A pressure relief valve passing water

If your boiler pressure keeps dropping, it’s best to get it checked properly before it leads to bigger problems.

What started as water appearing near the front porch turned out to be a failed insurance repair and a much larger hidden leak under the driveway.
The property was losing thousands of litres of water per hour, causing serious damage beneath the house.

Leak located, exposed, repaired, and fully resolved. ✅ 🔧 đŸ”„

Customer was experiencing very low hot water pressure throughout the property, despite having an unvented cylinder.

On inspection, the pressure reducing valve had failed and the original component was obsolete.

We installed the correct replacement valve and altered the pipework to suit, ensuring the system was set up properly.

Hot water pressure restored and everything now working as it should. ✅

Customer noticed a large amount of water appearing near the front porch.

Upon investigation, we traced it back to a corroded steel pipe that had burst beneath the floor.

The damaged section was removed and replaced, the leak fully resolved, and everything reinstated — including refitting the corner cabinet.

All left clean, secure, and watertight. ✅

Customer heard a loud POP under the floorboards and immediately called their insurer.
Insurance said they couldn’t assist as there were no visible water marks.

We attended, lifted floorboards, found a burst water pipe and multiple leaks on the gas supply.

New gas run installed, leaks eliminated, and the issue made safe properly.
