Over the last few weeks we've been a little quieter on social media.

That certainly hasn't meant we've been quiet behind the scenes.

Between site surveys, planning applications, design development, client meetings and projects moving through construction, it's been one of our busiest periods to date.

We did, however, take the opportunity for a short break to Edinburgh with our wives, spending a few days exploring the city and taking in some of its incredible architecture. When you work in the industry every day, it's hard not to appreciate the character, history and detail that a city like Edinburgh has to offer.

This is just a small snapshot of the trip and we'll be sharing more from Edinburgh in a separate post soon.

We'll also be bringing you up to speed on some of the projects we've been working on behind the scenes, with a number of schemes currently progressing through planning, technical design and construction.

A recent set of CGI visuals we produced to support the next phase of a residential scheme in East Riding.

We were appointed specifically to help visualise the external street scene, giving a clearer sense of how this phase will look and feel once delivered.

As part of our process, we initially developed a fully modelled white massing study to establish and agree key camera views with the client. This stage is really important, as it allows us to test composition, perspective and overall feel before moving into the detailed visual stage.

Once those views were signed off, we then developed the final imagery into fully detailed, brochure-quality visuals.

At this stage of a scheme, it can be difficult for buyers to fully understand proposals from drawings alone. These visuals help bridge that gap, showing the character of the street, spacing, landscaping and overall setting in a much more tangible way.

We are really pleased with how these have come together and the role they play in supporting the next phase of the development.

We’re pleased to share that, following a smooth planning process, we’ve received approval from City of York Council for this domestic project in Elvington.

It’s been a pleasure working closely with our client through both the Planning and Building Regulations stages. We’re now looking forward to seeing the project progress on site in the coming months.

Planning Approved | 262–264 Ashby High Street

We are proud to share that planning consent has now been secured for the creation of 8 new apartments above the existing Gibala & Son store on Ashby High Street.

Importantly, the shop stays.

From the outset, retaining the active commercial frontage was fundamental to the brief. The ground floor retail unit remains, with improved internal facilities, while the upper floors, previously used largely for storage, are brought back into purposeful residential use.

While the upper floors were already there, the scheme includes carefully considered extensions and alterations to make the apartments viable and compliant. What it does not do is push beyond the boundaries of the site or introduce unnecessary height or overdevelopment.

This is a prominent corner in Ashby and a building many local people will recognise. Seeing it evolve while keeping its commercial identity intact reflects the kind of balanced regeneration our town centres need.

The assigned planning officer was very complimentary about the overall approach, design rationale and ethos behind the scheme, which is always encouraging to hear on a town centre project of this nature.

For Eleven 07, this is an important milestone. It shows that thoughtful, commercially grounded design can deliver real value for clients while strengthening the wider High Street.

Planning permission has been submitted and validated for this bespoke standalone home on the outskirts of Doncaster.

The client had a clear vision around flexibility, energy efficiency, and renewable technology, and our role was to shape the design and guide how those ideas came together. The result is a contemporary home that feels modern but remains calm and considered within the street scene.

A combination of modern brickwork, recessed detailing, a zinc roof, and integrated solar panels gives the house a bespoke character while keeping it understated.

Following a positive pre application response, the scheme is now with the council and we are looking forward to seeing it progress.

Planning application fees are increasing again from 1 April 2026.

Fees are reviewed nationally each year and this time they are rising by 3.8 percent. That means a standard householder application will increase to £548, with similar small increases across other application types.

It is not a huge jump, but if you are already considering submitting an application, getting it validated before 31 March could save you a little.

If you are unsure about timescales or what is required to submit, feel free to get in touch. Always happy to help you plan it properly.

Some time ago we shared a couple of CGI visuals of a bespoke family home proposed within the open landscape around Wetherby.

We are pleased to confirm that planning permission has now been granted.

This project has been a genuine pleasure to work on with the clients, carefully balancing traditional character, proportions, and how the building sits within its setting.

With the approval now in place, we are looking forward to seeing this move forward onto site.

Something a little different from the usual office routine this week.

We swapped drawings for a padel court and spent the afternoon catching up with clients while doing our best to look like we knew what we were doing. Watching others play, it really does look far easier than it is.

A great way to break up the day, have a laugh, and catch up properly outside of work.
Always a pleasure to be invited along. If anyone fancies a game and a chat sometime, we would be more than happy to arrange it. Just be prepared for a very low level of technical ability on our part.
