🏡 Building Regulations Package Complete ✔️

Following the recent planning approval for this substantial two-storey side and rear extension, along with a single-storey rear extension in Elmswell, we’ve now completed the detailed Building Regulations drawing package.

This is the stage where the vision truly starts to take shape, transforming approved concepts into a buildable design ready for construction.

The extension will deliver a significant amount of additional living space, including:

What started as a dated property is now being completely reimagined into a bold, modern family home, blending clean contemporary design with the character of the original dwelling.

From the dramatic glazed gable entrance to the warm timber detailing and open, light-filled spaces, every part of this redesign has been carefully considered to create something truly special.

We love projects like this — taking an existing home and unlocking its full potential while still respecting its roots.

The weather is 🔥 and so are we. ✅

Another exciting planning application submitted, this time for a new detached chalet-style self-build dwelling in Mepal.

This follows a previously successful approval for a detached 4-bedroom home at the front of the same site, and we’re hoping to achieve another positive result. 🙌

With several site constraints to navigate, careful planning and thoughtful design were key throughout the process. The proposed family home takes inspiration from surrounding properties while making the most of a currently underutilised parcel of land.

Projects like this are a great reminder that unused or overlooked land can hold significant potential. 👀

Planning submitted ✅ 🔥

Goodbye derelict bungalow, hello stunning family home 👋🏻

We’ve recently had the pleasure of designing this Fantastic family replacement family dwelling following the demolition of a derelict bungalow.

An interesting site which from the front appears quite modest…until you get round to the rear. This sloping site sits within the heart of Sutton and even at ground level provides fantastic views over the surrounding landscape. We wanted to maximise these views from the get go.

From the from the dwelling appears to be a traditional small chalet style bungalow, but as you go round to the rear the sloping site allowed us to create a stunning two storey property. Complete with 2 sets of large bi folding doors, vaulted ceilings on both the ground floor and master bedroom, Juliet balcony and much much more.

This new 5 bedroom self build dwelling will hopefully be a welcome addition to the area that maximises the sites potential while giving the clients everything they wanted from their brief.

Recently submitted we are looking forward to this one progressing. Let us know what you think!

Some sketch options for a really exciting project we are currently working on ✏️ the site is absolutely stunning, sitting on a huge plot and backing onto a river. The existing dwelling itself however needs some major modernisation throughout.

Pretty much every project we work on starts with some sketches before we put anything into cad. The clients wanted a couple of options to see what would work best for them.

We are progressing with option 1, what would you do! 🤔

We are going to be sharing each stage of this project, from these initial sketches, to the formal design, planning, building regulation and construction. It’s going to be a really special one so keep an eye out!

Building Regulation drawing package completed and approved for this large two storey side extension, garage conversion, single storey rear extension and complete property overhaul in Bury St Edmund’s. ✅

Work is progressing well on site and we are looking forward to seeing this place take shape in the coming months, especially that amazing open plan Kitchen, Dining and Sitting area. 👷‍♂️

We worked very closely with the clients and trusted contractors to ensure their entire brief was accomplished and we achieved everything they were looking for.

This project is just one of 28 extensions we are currently working on, each completely different and at different stages. 🙌🏻

We can’t wait to start sharing them with you. 🫶🏻

Planning approved 🏆

What a great little project this is! 🚂

After a bit of a battle with the council and some revisions we were able to secure planning approval and change of use of this historic railway carriage into a short term holiday let.

Sometimes applications don’t go as you initially expect but it’s how you react to the comments of the LPA that really define the application.

Initially we received comments stating the application was going to be refused but after discussions with the council we negotiated a way forward and we’re still able to achieve a positive outcome/approval for the client.

This is going to be a really unique stay and we can’t wait to spend a night or two when it’s finished. 🚂
