Project Update - Planning Approved & Discharge of Planning Condition Commenced, Cheyney Street, Steeple Morden

Following planning approval, we have completed the drawings and details required to discharge the imposed planning condition. Replacement windows often require planning permission if the property is located in a conservation area and/or in close proximity to a Listed Building.

Project Update - Planning Approved & Technical Design Commenced, Infill Extension, Internal Redesign, Stevenage

We are pleased to confirm that Planning Approval has been granted for an infill extension to our clients property in Stevenage. Following approval, we have commenced the technical design for Building Control submission and approval.

Project brief

We were instructed to provide a full planning design package for a rear infill extension and internal redesign to create an improved open plan kitchen, living and dining area.

What we've completed so far:

Stage 1 (Design and Planning):

* Full measured survey conducted by an experienced member of the team
* Existing drawings drafted
* Internal design review and proposal development
* Proposed design package produced and checked
* Initial draft issued to the client for comment
* Phone call with the client to discuss amendments
* Amendments completed and issued to client for review
* Planning application drafted and submitted to the council following client approval
* Planning Approval received from the council and issued to the client

Stage 2 (Technical Design and Building Control):

* Structural Engineer instructed
* Technical Design commenced

Design and Access Statement

A Design and Access Statement (DAS) is a brief report submitted with some planning applications. It explains how a proposed development suits its site and surroundings.

A DAS is required for major developments and for listed building consent. In conservation areas and World Heritage Sites, it may also be needed for smaller proposals.

DASs outline the key design principles and shows how the site and its context influenced the design. It should also cover relevant Local Plan policies, any access-related consultation, and how access issues have been addressed.

Project Update - Planning Approved & Technical Design Submitted, Extensions, Internal Redesign, Material Changes, Chancellors Road, Stevenage

We are delighted to confirm that Planning Approval has been granted for an extension to Chancellors Road, Stevenage. Following approval, we completed the full Technical Design package and have now submitted a full plans application to Building Control.

Project brief

We were tasked with providing a full planning design package for a front extension, rear extension, internal redesign, and external material changes to the property.

Stage 1 (Design and Planning):

* Full measured survey conducted by an experienced member of the team
* Existing drawings drafted
* Internal design review and proposal development
* Proposed design package produced and checked
* Initial draft issued to the client for comment
* Design meeting undertaken with the client in our design studio
* Amendments completed and issued to client for review
* Planning application drafted and submitted to the council following client approval
* Planning Approval received from the council and issued to the client

Stage 2 (Technical Design and Building Control):

* Technical Design commenced
* Structural Design reviewed and then incorporated into the Technical Design
* Technical Design finalised and checked
* Issued to client for review
* Submitted to Building Control for full plans check
* Awaiting full plans approval from Building Control

Project Update - Pre Application Design Package Complete, Two Bespoke New Build Homes, Essex

We are pleased to share that we have completed the design for two bespoke new build homes in Essex.

Project brief
We were instructed to provide a full pre application design package for two new homes on the development site. This involved preparing detailed site layout plans, floor plans, elevations, and section drawings of the proposal.

What we’ve completed to date

* Initial site meeting with the client to discuss ideas for the development site
* Full measured site survey, using 3D scanning equipment
* Existing site layout drafted
* Internal design review and proposal development
* Proposed site layout produced and checked
* Draft layout issued to the client for comment
* Floor plans, elevations, and sections drafted following client approval of the site layout
* Full pre application design package issued to client for approval

Following approval of the design package, we are now proceeding with the application.
