♨️ Me: “How about the hot water?”
👌🏻 Customer: “It’s fine.”

🔁 So the boiler ignition sequence is okay —
⚙️ likely a zone valve issue.

🔛 Checking Nest call for heat.
⚡️ Heating side had 230V.
⏹️ Zone valve not moving.

🤔 I was planning to buy a new zone valve and come back another day.

👀 Then I thought to myself:“Have a look at the motor first — maybe just replace the motor instead of the whole actuator.”

🍾 The moment I opened the actuator cover, the black plastic cable cover dropped off and
⛓️‍💥 the loose cable popped out.

🎯 That was it.

🧑🏻‍🔧 Connected the cable back in…Heating working again.

🛟 No new zone valve needed.
🛟 No second visit.
🛟 No extra labour charge for the customer.

❤️ Still feels great every time I can genuinely help someone and save them money.

🥲 Boiler Flame Lost & Gurgling Noise? Another One Fixed @ Tamworth 🔧

Customer was left without heating last night after their boiler locked out with a flame loss fault and loud gurgling noises.

Cause found:
1️⃣ Condensate discharge blocked
2️⃣ Heat exchanger filled with condensate water
3️⃣ Food waste, oil & fat buildup causing the blockage

✅ After a full clean and clearing the blockage tonight at 8pm, the boiler fired back up and is working perfectly again

Customer received a 3-page complaint report about a 70Hz pump noise disturbing the neighbour. The old 15+ year pump was the cause.

✅ Replaced with a new Grundfos UPS4 GO pump
✔️ Noise gone
✔️ More energy efficient
✔️ Neighbour complaint resolved

Boiler and controls checked fine — faulty pump showing E6 error.

Customer in Kingstanding noticed water running through the tundish.

Checked it over and found the old Multibloc PRV was clogged up with limescale.

Replaced the Multibloc and recharged the expansion vessel — leak now sorted.

Customer also said the heating was noisy before, but that’s now gone too.

All working as it should 👍

🚿 Boiler Losing Pressure? Leaks? We’ve Got You Covered! 🔧

Just completed a service & maintenance job in Walsall where the customer had:
❌ Constant pressure loss
❌ Dripping cold water pipe

✅ Our fix:
• Recharged expansion vessel (stopped pressure spikes & PRV discharge)
• Cleaned heat exchanger for better efficiency
• Identified faulty fibre washer on inlet valve (replacement needed)

💡 Don’t ignore pressure drops or small leaks — they can lead to bigger, costly problems!

No hot water for days due to a boiler leak — not ideal 😬

We found a leaking main heat exchanger and a soaked and burnt flow turbine cable, both now sorted. While on the job, we also replaced a leaking Schrader valve at no extra cost.

Good news: hot water is back on, and tonight the customer finally gets a well-deserved hot shower 🚿

Found the issue — push-fit elbow not tightened properly on a new build install for 2 years🔧

Leak fixed, pressure restored, all sorted 👍
