Hi everyone
Jo back again with another handy tip 🤔

The weather has been great now for a good long while and we've had no real need for our heating.

So, let's talk valves today.. and in particular any type of zone valve, two port valves, three port valves...

Very important valves these and you can find them controlling your hot water system, your heating system, including underfloor heating circuits, a very important part of your system as a whole.

During the warmer months, we use the boiler for hot water but most people don't put on the heating and that's what I want to talk about today 🤔

Like all things mechanical, these valves can stiffen up when not in use, sometimes becoming stuck and inoperable.
So, when it does come time for you to put on the heating, the valve is stuck in the closed position and the heating just won't come on!

To stop this from happening, once a month at least, just flick on your heating for five/ten minutes, this keeps the valves moving back and fourth as they should and reduces the chance of a breakdown later on when you really don't need it.

Maybe combine this with checking your smoke detector / Carbon monoxide alarm??

Thoughts for the day... 🤔
One very important thing that is rarely used in the house is the main stop tap.

Most people know where there's is located in the house.. but does it shut off easily??

If your answer is.. not really, it might if i force it? ?
Then your boundary tap should be used instead.

When it becomes necessary to use the boundary tap, it is useful to know the following:

1. Exactly where it is and how to access it. Usually in the footpath outside your front boundary, if you don't have a footpath it may be located at the end of hour driveway? in your grass verge?
Usually accompanied by your water meter if you have one.

2. That it is fully accessible in the event of an emergency and not buried 😶 or the chamber containing the stop tap is not flooded.

3. It's clearly marked as yours .. so you don't turn off a neighbour's supply instead of your own.

4. That it has a key in it to turn it off..
( Remember..right is tight 🫣)

If you struggle to locate, identify or access your boundary tap or do not have a key, contact your local water authority and they should be able to help with this.

An example that prompted todays post..
Four homes, two overgrown chambers containing two meters / boundary taps.
Once located in the grass verge, they each needed clearing in order to open, only one of the taps is marked with a plot number... Which does not always correspond to a door number 🤔

There is a meter number on each, which you can match to your meter number on your account..still..no use in an emergency

Spring is hopefully here.. when pruning back and planting, don't forget to clear any overgrown shrubbery from your oil tank and surrounding area, to keep the additional weight off your tank.. I've seen some horrors out there last year 😶 bit of screening from sun damage is ok but bare in mind, your engineer will need to inspect it as part of the boiler service and also your oil delivery driver to ensure its safe to fill.

Well, it surely is Baltic outside!

I just wanted to post a quick tip for you all..

Following your oil deliveries, its always good practice to leave your new oil to settle down first for at least an hour, two if you can manage it; to let any water and organic debris settle below your tanks draw off point, BEFORE running your boiler at all. This will vastly reduce the chance of a boiler breakdown, which can happen up to a week after a delivery if the above has not been followed.

Sludge will not only block your filters but also damage can occur to the fuel pump on the burner, sometimes working its way through to the nozzle.. the business end of your boiler !

Handy tip !!
If you're switching your oil fired heating off soon for the summer as I know some of you still do; remember to flick it on for five minutes once or twice a month during the summer months to ensure your motorised valve operates smoothly.

That way, come the autumn when it gets nippy again, the valve isn't stuck and you're left without heating

Top 14 Boiler / Heating Maintenance Tips


Regular servicing is the key to a happy boiler - have your boiler serviced annually by a Gas Safe or OFTEC registered engineer to make sure that it is running safely and efficiently.

If you have a pressurised system, check the pressure regularly and (if required) adjust it so that it matches the recommended readings in your boiler manual.

In the summer, run your central heating for 10-15 minutes each month to prevent the pumps and motorised valves from seizing up.

Test your central heating timer to make sure that it is working correctly, replacing the batteries if required.

Regularly inspect your boiler for any signs of leaks or damage.

Make sure that your boiler condensate pipe is correctly lagged, to stop it from freezing during cold weather.

Check your boiler for sooty black marks, which could indicate a combustion problem. If you notice any, contact a qualified engineer immediately.

Bleed your radiators regularly to remove excess air from your central heating system.

Check that there is adequate ventilation around your boiler. If your boiler is located in a cupboard, keep the area around it clear of clutter.

Check that all external vents, flues and air bricks are clear from creeping vegetation or other items in your garden.

If you can see the pilot light in your boiler, make sure that it has a strong blue flame (if you have a gas boiler). If the flame is yellow or smoky you should report the problem to an engineer immediately.

If you have an oil boiler, check your oil levels regularly. If you run out of oil, your system may suck sludge and debris from the bottom of the tank into the pipes, damaging your boiler.

Keep a copy of your boiler manual close to hand. If you do not have a copy of your manual, contact the manufacturer or check their website.

Make sure that you have a Carbon Monoxide detector installed in the same room as your boiler and test it at least once a month
