⚠️ Spray Foam Roof Problems – Another One Resolved 🔨🏠

This property had spray foam insulation applied directly to the underside of the roof tiles !Unfortunately this had caused serious issues, including trapped moisture, lack of ventilation, and difficulty inspecting the roof structure.

Spray foam insulation is becoming a major concern for homeowners as many mortgage lenders and surveyors are now flagging it as a risk. In many cases, it can affect mortgage approvals and property sales.

We completely cleared the whole loft
And re-Installed new installation throughout

Our team carried out the necessary work to remove the spray foam and install a new properly ventilated roofing system, leaving the property safe, secure, and mortgage-friendly again.

Not only is this a major problem for the roof
But this is a major problem for us roofers !
As you can see this isn’t the easiest of things to be done
A lot of work is involved to transform the property back to how it should be

Scaffolding set up front + rear of property

- tiles removed
- all battens + felt removed
- all rafters inspected
- felt support trays fitted
- new breathable felt membrane installed
- new graded treated roofing battens fitted
- new double Roman (anthracite grey) fitted
- new ridge tiles installed using dry ridge ventilation system
- new dry verge system installed

- upon investigation found the chimeny to be unstable !
Due to fire placed being blocked off and not in use

The chimney was removed/dropped below roof level

- chimney pots removed
- top section of bricks removed
- new chimney pot installed
- vented cowls fitted

Another chimney repair + dormer flashing repairs

Scaffolding set up front of property with chimney wrap round scaffold

Upon further investigation the chimney needed more Repairs then anticipated

- removed flaunching
- removed 3x chimney pots
- placed red smoke bomb into the 1 working fire place to work out with pot was in use and which ones wasn’t
- we removed sections of damaged/broken bricks
- rebuild a couple of courses of bricks
- installed new genuine slates to cap non used channels
- installed new chimney pot
- installed new flaunching using addded hydrated lime
- install new bird guard

- dormer flashings were removed and replaced with like for like ( hydrated lime mortar )
- a few slates replaced
