Many construction issues in Bali are not caused by bad intentions —
but by missing verification.

Independent monitoring helps investors, architects, and contractors
work with clarity, documentation, and trust.

Better control leads to better projects.

2026 will not be about building faster.
It will be about building smarter.

The construction industry is moving toward:
• clearer documentation
• measurable quality
• transparent reporting
• stronger accountability

Projects that rely on assumptions will struggle.
Projects built on verification will move forward.

Independent monitoring is no longer optional —
it is becoming a standard.

In 2026, clarity will define successful construction.

Most Construction Problems Don’t Start on Site — They Start on Paper.

Many issues that appear during construction were already there in the drawings,
coordination, or BOQ — just not detected early enough.

Typical examples we see:

• design conflicts between disciplines
• missing waterproofing or drainage details
• quantities that don’t match drawings
• changes not documented correctly
• weak supervision and poor reporting

When problems appear late, they become:

✖ delays
✖ disputes
✖ extra costs
✖ reduced quality

Independent monitoring changes the outcome.

At QMAC, our role is simple:
we verify drawings, BOQs, schedules, and site ex*****on step by step —
so mistakes are corrected before they become expensive.

Better control. Stronger projects. Safer investments.

Free BOQ Checklist for Investors

Before construction begins, the BOQ is the most important financial document —
but many investors sign it without fully understanding the risks.

We created a practical checklist to help you review:

✔ missing or unclear items
✔ unrealistic unit rates
✔ hidden exclusions
✔ variation traps
✔ cost “red flags” that appear later

You can download it for free from our website and use it on any project.

Why a Proper BOQ Is Critical Before Construction Starts

Before signing any construction contract, one document protects your money more than anything else:

BOQ – Bill of Quantities

A professional BOQ clearly defines:
• scope of work
• quantities and unit rates
• total cost per work section
• what is included – and what is not

Without a BOQ, projects face:
✖ uncontrolled variations
✖ hidden items added later
✖ budget overruns
✖ disputes between owner & contractor

With a correct BOQ:
✔ costs are measurable
✔ progress payment is fair
✔ contractor cannot “guess” prices
✔ investor has full cost transparency

At QMAC, we review and audit BOQs to detect:
• unrealistic quantities
• missing important items
• overpriced unit rates
• duplicated work sections

A strong project starts with a strong BOQ.

Before a project breaks ground, one step quietly prevents most onsite problems:

Superpose — the coordination of architectural, structural, and MEP drawings
overlayed and reviewed together.

When superpose is skipped, we usually see:
• beams cutting through window openings
• pipes crossing structural elements
• ceiling heights reduced unexpectedly
• last-minute changes that increase cost and delay schedules

When superpose is done properly, conflicts are solved on paper —
not during construction.

Key benefits:
✔ fewer design conflicts on site
✔ clearer instructions for contractors
✔ controlled budget and timeline
✔ better protection of design intent

Starting construction without superpose is like building
without checking if the pieces actually fit.

Independent monitoring helps ensure that coordination is completed,
documented, and respected before work begins.

In tropical climates like Bali, waterproofing is not a finishing detail —
it is a structural protection strategy.

Poor or missing waterproofing in villas and hotels often leads to:
• moisture rising through floors
• mold inside walls
• corrosion in structural elements
• damaged finishes and recurring repairs

For foundations and ground floors, we typically recommend:
✔ membrane waterproofing below the slab
✔ proper drainage around the foundation
✔ moisture barriers between ground and interior finishes
✔ protection of reinforcement from long-term exposure

When waterproofing is planned correctly, problems never become visible.
When it is ignored, repairs become expensive — and sometimes structural.

Independent monitoring ensures that the right materials are used,
installed correctly, and documented before concrete is poured.

Quality waterproofing is not a cost.
It is an insurance for the entire building.

Understanding the Layers (short explanation)

1️⃣ Screed
Provides a smooth, level surface for interior floor finishes.

2️⃣ V***r barrier (PE film)
Prevents ground moisture from migrating upward into the floor system.

3️⃣ Reinforced concrete slab (structural)
Acts as the load-bearing element; reinforcement must be protected from corrosion.

4️⃣ Waterproofing membrane (critical layer)
Bituminous or PVC — creates a continuous water barrier between soil and concrete.
The membrane should turn up at least 20–30 cm along the walls.

5️⃣ Protection screed (optional)
Prevents the membrane from being damaged during site activities.

6️⃣ Drainage layer (gravel + drainage pipe)
Carries water away from the foundation — waterproofing alone is not enough.

7️⃣ Geotextile
Prevents soil and gravel from mixing and keeps the drainage layer from clogging.

8️⃣ Compacted soil
If not properly compacted, it will cause settlement and cracking over time.
