-You would like to get more information in English about property transactions, taxes relating to real estate, building and renovating houses in Japan, where natural disasters such as earthquakes and typhoons are common. I have been working in Japan since 1997 and have gained a wide range of experience as a licensed first class architect in Japan, in buying land and constr

ucting buildings for a real estate company, in buying, renovating and selling second hand buildings, and in carrying out renovation work. I have recently noticed that there is very little information available in English in Japanese public institutions, media and other companies, so I thought it would be good if I could share my experiences in English.

I worked for a real estate company in Tokyo from 2000 to 2014 and experienced the situation from 2003 to 2005, when real estate was undervalued and sold well, and then the financial crisis.
I also had the opportunity to work in the real estate purchasing department as an assistant in the real estate valuation process.
Although property valuation is not my core skill, I thought my experience might be of some help to you, so I wrote this blog.

Yesterday I bought a book about the "Circular Economy". Unfortunately, the current state of our society in Japan is the opposite of the circular economy: we consume a lot of natural resources and turn them into waste in a short time. Buying the book gave me a chance to think about what I can do.
I have written a blog about our efforts so far. We will continue to devise a more effective system.

How should we consider reducing environmental impact when building a home?

We have written an article about safety, which we consider to be one of the key factors in building a home.
If you are planning to build or rent a house in Japan, we hope you will find this article useful.

I visited Shugakuin Imperial Villa in Kyoto for the first time, that is a villa designed by the Emperor Gomizuno-o and built between 1655 and 1659, in Edo era. We didn't have time to take notes as it was raining heavily and we had to rush around, but the guide gave us an excellent talk. I have written an account of my visit.

When you acquire a house in Japan, you may be wondering whether you should buy a new house or a second-hand house. I have worked in the construction and real estate industry for 23 years, the first 7 of which were spent in new flats, and the remaining 16 in second-hand homes. Both new and second-hand homes have their advantages and disadvantages. But there is also the question of whether rebuilding every 30 years is the right way to go in terms of environmental impact. In this blog I wrote a little about the current state of purchasing second-hand housing, which is still a work in progress.

The following information relates to properties in a limited number of price ranges in a limited number of areas that I happen to be involved with, so it may not necessarily apply to your area. Please bear this in mind and use it as a guide.

I have written a blog on the topic of what makes the most suitable land for housing, in terms of topography. I've lived in about 20 different places in my life, and in many cases I've ended up living in places with a high risk of disaster if I prioritised cheaper rent. The safest and most convenient places are usually also the most expensive.
