Mitsubishi Jisho Design is participating in the reconstruction project of the Kokusai Building and Teigeki Building (tentatively named the Marunouchi 3-1 Project) as the overall building designer.

三菱地所設計は、国際ビル・帝劇ビル建替計画(仮称 丸の内3-1プロジェクト)に、建物全体設計として参画しています。

Shaping the Urban Landscape:
The building plan is guided by the Otemachi, Marunouchi, and Yurakucho District Urban Development Guidelines 2023, inheriting the historic 31-meter (100-shaku) eave line, ensuring continuity with the existing eave line of the lower floors by incorporating a setback in the upper floors. By preserving this historic eave line, the design harmonizes with the views from the Imperial Palace and its surroundings, creating a world-class, elegant cityscape. Mitsubishi Jisho Design is responsible for the overall design, with its exterior façade design by Tetsuo Kobori.

Imperial Theatre:
The theatre lobby will be enhanced to improve interaction functions, creating a more comfortable theatre-going experience and promoting theatre culture.

Idemitsu Museum of Arts:
The museum's functions will be strengthened through an expanded exhibition area and the implementation of cultural transmission programs. (Designed by Nikken Sekkei ltd.)

Rooftop Terrace at the Podium:
An outdoor terrace overlooking the outer gardens of the Imperial Palace will be opened to the public and utilized for MICE (Meetings, Incentives, Conferences, and Exhibitions) purposes.

This plan aims to create a lively and engaging space that serves as a key connection between the Marunouchi and Yurakucho areas. Additionally, it seeks to enhance the area's nighttime appeal with unified lighting.

THE BANK OF FUKUOKA Minami-Kokura Branch

福岡銀行南小倉支店

This is a reconstruction project that calls for an environmentally friendly bank branch. The building has achieved Nearly ZEB certification by using passive methods to reduce the environmental impact, such as a "layered" floor plan that places non-air-conditioned rooms and back of house rooms around the perimeter where the outside heat load is high, and deeply carved openings that prevent direct sunlight from reaching the interior of the building.

In recent years, steel construction has become the mainstream for bank buildings, but here, the exterior is reinforced concrete construction with earthquake-resistant elements, integrating design and structure, and contributing to avoid the risk of rising steel prices and construction delays. At the same time, the reinforced concrete framework is finished on facade, creating a highly designed exterior. The building is fitted with formwork and finishing material "MI Deck" (manufactured by MEC Industry) to create a warm and open space that meets the social demand for wood use.

“Hirooka Terrace”: A Model of “Prototype Architecture” for the Future of Local Communities

これからの地域社会が求める《プロトタイプ建築》を示す「Hirooka Terrace」

Hirooka Terrace is a tenant office building completed in 2025 in front of the train station in Kanazawa, Ishikawa Prefecture, a scenic and historic city. It functions as an integrated whole with the adjacent “Hokkoku Bank Head Office Building” (completed in 2014, designed by Mitubishi Jisho Design), which serves as the core hub of the CCI Group that includes Hokkoku Bank. The complex is positioned as a venue for exchange and co-creation, connecting local businesses, government agencies, and educational and research institutions with the financial institution at its center. A key feature of this facility is that it rethinks the traditional “tenant-space-centric” layout of office buildings, instead placing expansive shared spaces—such as terraces and atriums extending both inside and outside the building—at the core of the design. Semi-external terraces are connected not only horizontally but also vertically via staircases, architecturally visualizing a system that fosters serendipitous encounters and interactions among tenants. This redefines the office not merely as a workspace, but as an “open workplace” designed to foster innovation.

Furthermore, the third and fourth floors are connected via a bridge to the Hokkoku Bank Head Office Building. By sharing certain facilities, such as the cafeteria and hall, the design promotes the flow of people and collaboration across building boundaries. Furthermore, the top floor features a lab space serving as a collaborative platform for businesses, universities, government, and financial institutions, functioning as a regional hub that supports joint research, startup assistance, talent development, and reskilling.

台北101に隣接する都心一等地に立つオフィスタワー、商業施設、文化施設の3棟からなる大規模複合施設。台北101と双を成す新たなランドマークとなることを目指しました。

This complex project is located at a prime location in central Taipei, adjacent to the Taipei 101 tower, and consists of an office tower as well as commercial and cultural facilities.
Together with Taipei 101, this pair of towers create a new landmark in the city.
The overall design links the three buildings like a range of mountain peaks where the 272m high skyscraper office tower dominates as a symbolic landmark.
The tapering shape of the building resembles a pair of praying hands to express thankfulness. The top floor consists of restaurants and a rooftop bar with a panoramic view. Similar to the office tower, the cultural building is formed with a polyhedron motif. The commercial building possesses a distinctive design with stepped terraces landscaped with large trees to resemble a green hill, and functions as the axis of the surrounding area.

Renovation Project Connecting Architecture to the Future Through Collaboration with the Existing

新青山ビル リノベーション
Shin Aoyama Building Renovation

This project updated a central Tokyo complex, originally designed by Mitsubishi Jisho Design (Mitsubishi Estate at the time) and completed in 1978, which connects to three underground train lines. The renovation ensures the building continues to serve as a “leading presence in the city.” By refurbishing the shared areas of both the low-rise and high-rise office floors and creating a new shared work lounge for occupants, the complex has been transformed into a “modern workplace.” The aging atrium was revitalized into a plaza open to the community. Design improvements were also made to the underground shopping arcade while maintaining business continuity, enhancing the building’s role as a “community hub” through both physical upgrades and soft interventions. This renovation bridges the building’s architecture to the future by interpreting the distinctive context of the original design and creatively treating it as the building’s defining “style,” fostering a collaborative dialogue with history.

A New Proposal for High-Class Residential Complexes Focused on Community Engagement
PREMIST NANPEIDAI

地域との関わり方に目を向けた新たな建築の提案
プレミスト南平台

A 22-unit luxury residential complex for affluent residents, situated in a quiet, green-rich area known since the late 1800s as a neighborhood of residences for Tokyo's political and financial elite. Rather than closing itself off solely for residents, it aims to preserve the area's unique landscape woven from greenery and stone walls, pursuing a form of housing that can become an asset for the community.
The boundary between public and private is defined by a single glass membrane reflecting the surrounding greenery. It overlays the green spaces inside and outside the site, controlling sightlines through variations in shade and distance. The expression of “abundance” within the living spaces is achieved by incorporating greenery through large, continuous openings that create a sense of openness.

建物内外にまたがる歩行者のネットワークハブを新たに創出し、渋谷エリアと青山エリアを接続する再開発プロジェクトです。

The planned site along Aoyama-dori Street had the potential to attract a diverse range of people, including office workers, students, and creators, but was surrounded by major roads, making it difficult to get around. This redevelopment project will create a new pedestrian network hub that spans both inside and outside the building, connecting the Shibuya and Aoyama areas.

The "urban core" (vertical circulation that eliminates the valley topography of the area), which is the basic concept behind the redevelopment of Shibuya Station, has been developed, with an atrium in the center of the building equipped with stairs, escalators, and places to sit and relax throughout. Entrances to each direction and bridges connecting to the decks and footbridges around the site have been installed to draw in people, creating circulation that unfolds in six directions while eliminating differences in elevation. This has created a pedestrian network that seamlessly connects the area.

Otemon Gakuin University Academic Ark

追手門学院大学 ACADEMIC-ARK

A new educational building for approximately 3,600 students is built as part of a project to establish a new campus for Otemon Gakuin University to celebrate its 130th anniversary. This triangular building measures130m on each side, and consists of a levitating library in the center where a “Bookshelf Walkway" encloses the central library with 50 classrooms of various sizes.

Our proposal sought to question what a university should be at a time when Internet has made it possible to acquire knowledge without physically attending a school. The school is thus envisioned asa single building with a triangular plan –a minimal configuration that embraces people and supports learning activities. From all three vertices of the triangular roof, the exterior slants sharply inward, creating a sense of gateway to draw people into the building. Below the levitating library is a hall where students gather freely. Voids between the walkway and library provide a visual connection to the activities taking place there.

The exterior envelope is cladded with the world’s first stainless steel casting screens which reduce the amount of solar gain to improve energy efficiency and to express the university’s identity of cherry blossoms as a motif. The cladding is illuminated at night and serves as a lantern for the community.

Guangzhou Project

棚田をモチーフにした水の庭園。広州実地プロジェクト

This is a 23-building project with approximately 4 000- housing units located at the outskirts of Guangzhou, China.

In charge of the master plan, landscape, and clubhouse design, the exterior space is designed to reflect the shape of a dais, inspired from the terraced rice paddies of Guangzhou due to the site's location at the foot of a mountain. Each terrace serves a distinct purpose, featuring amenities like a swimming pool, water features, terraces, green areas, and BBQ plazas, offering residents a wide range of activities.

The clubhouse building at the bottom of the site features a large roof space that allows sight lines and prevailing breezes to pass through, as a connection point between the town and the residential area. To protect against the heat of Guangzhou, the roof eaves, screens, and latticework are installed on the exterior wall to provide a gradual control of sight lines and a sense of depth.

Guangzhou Project
Location: Guangzhou, Guangdong Province, China
Use: Housing complex, shops, etc.
Number of storeys: 32 above ground, 2 on the second floor (clubhouse)
Total floor area: 613,848 m2

Lighting that evokes the water of the moat surrounding Edo Castle

江戸城のお掘りの水を感じる照明

Ceiling lighting for the connecting corridors between the Mizuho Marunouchi Tower, Bank Kaikan, and Marunouchi Terrace buildings. The corrugated aluminum louvers are shaped differently to express 'flow’.

The underground passageways are located along the former moat (Dosambori). The interior design was inspired by the development of the surrounding area resulting from the construction of the moat at that time. The choice of materials was based on the motif of the shimmering surface of the water and the light shining through the stone walls, creating an ambiance reminiscent of being inside the moat. Due to the elongated corridor, materials were varied for each zone to create a diverse range of spaces.
