Today I met a new client Mr George from machakos and he conferences to me that(I wish someone told me these 5 things before I poured my foundation. Would have saved me 5million and 3 months of stress.) He said.

now here is the truth! will help you a lot.
🚫Permits are required before you dig a single hole and skipping this can shut your entire project down.
🚫The cheapest concrete mix is not always the right one and using the wrong strength rating costs more in repairs later.
🚫Water is the biggest enemy of any foundation and drainage planning must happen before you pour anything.
🚫Weather matters more than people think because extreme cold or heat affects how concrete sets and cures.
🚫The foundation must be perfectly level because even half an inch of error causes major problems for every wall and floor above. CONSTRUCTION 📞+254746224635

Not every crack means the building is unsafe.

In construction, cracks are generally grouped into two main categories:

Structural cracks and Non-structural cracks.

Start with non-structural cracks.

These are the most common, and in many cases they do not affect the strength of the building.

They usually happen because of: • Drying shrinkage in plaster or concrete
• Temperature changes
• Minor settlement
• Poor plastering workmanship

You will often see them as thin hairline cracks on walls, ceilings, or plaster surfaces.

They may look worrying, but most of the time they are cosmetic, not dangerous.

Now let’s look at structural cracks.

These are the cracks engineers take seriously.

Structural cracks indicate that stress is developing in the main load-carrying parts of the building.

They can appear in: • Beams
• Columns
• Structural walls
• Foundations
• Slabs

Common causes include: • Foundation settlement
• Overloading
• Poor structural design
• Weak or substandard materials
• Poor construction practice

Structural cracks are usually wider, deeper, and may increase in size over time.

You may also notice diagonal cracks on walls, cracks near columns, or cracks running along beams.

Those are warning signs that should not be ignored.

So how can you tell the difference?

Non-structural cracks usually remain small and do not grow.
Structural cracks often continue to widen and may come with other signs like:

• Uneven floors
• Doors and windows jamming
• Gaps between walls and ceilings
• Visible movement in the structure

Here is the key point.

A crack does not always mean failure.
But ignoring the wrong crack can lead to serious damage.

If a crack keeps growing, appears near structural elements, or looks unusual, it should be checked by a qualified engineer.

In engineering, small visible signs can point to big hidden problems.
