Buying a Direct-Fix Monolithic Home in Auckland?
The important thing to understand is:
Monolithic does not automatically mean leaky.
But direct-fixed cladding has no drained cavity behind it, so buyers should look at the whole building, not just whether the exterior looks tidy.
Areas that may deserve closer attention include:
• Cracking or staining
• Poor cladding clearances
• Window and door junctions
• Roof-to-wall flashings
• Decks and enclosed balconies
• Parapets
• Deteriorated coatings or sealants
• Previous repairs
• Moisture indicators
The property's age, design and history also matter.
A visual pre-purchase inspection can identify visible risk indicators, but it cannot confirm every concealed flashing or the condition of all framing behind the cladding.
For some properties, further due diligence may include checking Council records, previous repair documentation or obtaining specialist weathertightness advice.
So instead of simply asking:
“Is it monolithic?”
Ask:
“What do we know about this particular house, and what still needs to be investigated?”
