Te Horo beach house window and doors upgrade

This Te Horo beach house has had a big comfort upgrade.

The original timber single-glazed windows and doors were well past their best with painted shut, rusty head flashings, broken glass, and no longer doing the job.

We’ve replaced them with new thermally broken double-glazed units, foam sealed for improved comfort and a cleaner, longer-lasting finish.

Where budget allows, full replacement is usually the best option. It gives the home a fresh start and lets us cut out any rot, fix hidden issues properly, and leave everything ready for painting.

Old homes often need more than a quick patch-up. Done properly, this sort of work can make a huge difference to warmth, comfort and long-term maintenance.

Our latest townhouse build 22c, this simple 80 square meter 2 bedroom townhouse is designed for maximum space and light, with the open plan living on the 2nd story with large sliders out onto the deck offering indoor outdoor flow. Classic weatherboards over cavity construction, thermal Joinery and the latest h1 insulation, this will be a warm comfortable house.
I chose lemon grass green for the accent wall color and resene black white for the rest.
Pergo extra wide waterproof laminate upstairs and carpet for the bedrooms. I enjoyed these builds!

Ensuite upgrade! This compact basement ensuite has a new lease of life 🙌 the old tired bathroom was ripped out revealing some damp issues, questionable building techniques and an out of character brown aluminum window which had to go. Now with all new underfloor heating, waterproofing and fully insulated offering a warm and inviting space.

Couple of pics from the purple heart deck project recently completed. This 2nd story north facing deck really gives and added element of outdoor living. We replaced the old Window unit with a new thermal double glazed bifold unit to tie in the open plan lounge to the outside area 👌

We have been busy with this new balcony renovation. The old butynol was at the end of its life, the subfloor was all over the place and used to pool water. We stripped it all off and re framed the subfloor to a 3 degree pitch and nice and flat on a plane. The old handrail balustrade was also too low and none compliant, with new posts bolted correctly and a new weather balustrade this will create a sheltered place to sit and watch the birds fly over the valley. Just waiting on the frameless glass balustrade and the painting to tie it all together.
