Architect + Contractor tandem 💯
HERE'S WHY PEOPLE NEED TO GET AN ARCHITECT INSTEAD OF CONTRACTOR RIGHT FROM THE START.
When you hire a contractor without any plans and designs at hand, a lot of them will say that they will take care of the plans with their architect just agree on the contract amount, apparently it makes them feel in control of everything even in the design because it seems that you hired them first and they are the one who hires the architect.
Most are aware of what happened to a famous youtuber. Some might not. He is real person. He bought his house bare. And, up until he decided to put additions to his house, he was a typical person with little idea about the design-construction process.
He hired a contractor. The contractor takes care of hiring whoever designed it. The results was frustrating to him. He was too stressed of broken tiles because clapping. The bathroom was stinky even without a s**t on it. He walk up and down sideway to the stairs because his feet length is not enough for the steps. His friend even crawled on it just to go to the other end. The stair was not just short treaded. It was too steep. His heels was the only part of his feet that fits on it.
He went to an Architect with his allied civil engineer for help. The professionals listened and examined carefully and recommended to design it first because adjusting on actual construction might be expensive and might be detrimental for the spaces. Like dentist, they cannot brace your teeth right-away if your bite is not right. You are the one who will suffer by the unsafe circumstance because it is not right, right from the start.
MY TAKE
I know the topic is already few days old. This is too destructive. Hiring contractor without plans and designs is inappropriate because the one who design it is occupying two roles simultaneously which generate opposing benefits or loyalties. The decision-making process can be disrupted or compromised in a manner that affects the integrity or the reliability of the outcomes.
You are the one who will suffer for uncertainty because it seems like the one who design it have a hard time criticizing the wrong work of the contractor because he have inner indebtedness to the one who hires him. How can an architect protects you if he is worried to the inner indebtedness to the contractor? Not everyone have the strength of character. Most of the time you are communicating to the contractor and not to the actual designer in this dreadest and unethical approach.
This is stated Republic Act 9266 Article 1 Section 3. It is certain in that case that the one who design it will be the architect-in-charge of construction because the contractor will make the most of what he pays the designer. In RA 9266, It means an architect registered and licensed under this Act, who is directly and professionally responsible and liable for the construction supervision of the project. This is the horridness of letting the contractor hires design. It puts the architect himself and ofcourse you in a losing situation here by letting the contractor become in charge.
MY RECOMMENDATION
Reveling hidden issues of situation like this such as biased and manipulation and making the best decision can be achieve by considering implications. At first glance hiring a contractor without plans and designs seems great if you have little knowledge on it. He will provide it for you. But what about the long term safety effects. If contractor dictates it, the righteous designer cannot do his righteousness or the project will not be given or dismissed to him. Bottomline is designing-building your house starts with dealing with the right people or the prime professional. The prime professional is the one who design the plans which will follow by engineers and other allied professionals.
