Why do beautiful 3D renders often turn into disappointing houses? It comes down to a lack of reality check.

The first 30 days of a project shouldn't be a rush to finalize layouts. It’s the most critical period where we conduct actual site analysis, deep-dive into how your family actually lives, and align on concepts.

If you skip this phase, you might end up paying millions for a beautiful house built for someone else's lifestyle. The decisions made in this first month are the most expensive ones to change during construction. Don't rush the foundation of your design.

Why do we have resorts in the middle of natural wonders, or massive malls right next to quiet subdivisions?

Because our master plans are treated as suggestions. Proper zoning ensures that infrastructure, like roads and drainage, can handle the density of the buildings. But when a city allows developers to bypass these rules, the community pays the price in traffic, flooding, and failing systems.

When capital dictates the master plan, the city stops serving the people.

Where the tropics meet intention.

A residence in Bulacan designed not just for living — but for living well.

This home draws from a quiet discipline: the belief that architecture should work with its climate, not against it. Generous glazing floods the interiors with natural light while deep roof overhangs temper the Philippine sun. Warm timber screens filter the breeze and soften the boundary between inside and out.

The danger of the "Free Design" trap.

"Archi, bakit ako magbabayad sa'yo, eh libre daw ang design sa contractor?"

Here is the truth: Nothing is free. Kapag libre ang plano, binabawi 'yan sa hidden markups, mas murang materyales, at oversimplified labor. Plus, there is a psychological cost: kapag libre ang design, mahihiya kang magreklamo o magpa-revise. You lose your voice.

When you hire an architect, you are paying for an advocate whose only incentive is to get the design right for you, not what's easiest to build.

Here are the updated estimated cost of construction for 2026. Costs may vary based on project details, size and location. Cost stated herewith are not supposed to be the final basis of the entire project's cost, but they should be good for a rough estimate and budget preparation. Final costs should still be consulted with your designer or builder. Value engineering could also further lower costs.

Bare finish: ₱28,000 to ₱32,000 / sqm
Standard finish: ₱38,000 to ₱45,000 / sqm
Luxury finish: ₱52,000 to ₱65,000 / sqm
Iconic finish: ₱80,000 to ₱120,000+ / sqm

E.g. A luxury finished home of 300 sqm could have a budget of ₱19.5M = 300 sqm x ₱65,000 / sqm

Construction costs in the Philippines have risen significantly in recent years due to a combination of factors — including global supply chain disruptions, increased shipping and freight costs, the impact of international conflicts on raw material prices, and tightening local labor availability. Steel, cement, and imported fixtures have been particularly affected. These ranges are updated to reflect current market realities.
