Here is one of our projects in 2025 for a favorite customer. This stunning farm property in Montgomery County needed a major upgrade to the farm's horse fence and curb appeal. The over quarter-mile four-rail fence is five feet tall, with each post anchored three feet into the ground with concrete. The six heavy-duty red gates are supported by specialized heavy-duty hinges that allow for adjustments, and the gate posts are anchored four feet below ground with concrete. While this new fence is strong enough for the beautiful animals on the farm, it also definitely enhances the property's beauty and value.

The first of three bathroom makeovers for one of our favorite clients. This half bath used to be quite drab. The customer's idea of adding shiplap to the back wall helps draw your eyes deeper into the room, making it feel larger. The waterfall faucet and farmhouse vanity lights help to add personality that was lacking before. The color-drenched room creates a modern feel with a subtle, pleasing hue shift on the shiplap.

This kitchen area in an older home has a fascinating history. The addition to this 170-year-old house was built in the early 1900s, coinciding with the construction of a nearby reservoir, which forced this part of the home to be relocated.. Originally, this structure was a wood shed and possibly a very modest kitchen on one side. As we began to renovate the kitchen, we discovered that the large window area lacked any structural supports for the roof. The metal roofing allowed snow to slide off, likely preventing the roof from collapsing.

We leveled the floor and added a Microlam header to support the window areas. To stop the winter winds from howling through the kitchen as they had before, we spray foamed the room. New windows were installed and trimmed on the outside with cedar.
New cabinets, countertops, and a tile backsplash were added transforming the kitchen into a beautiful space.

We take great pleasure in rehabilitating older and historic homes, having worked on countless projects over the years. While some of the work can be dirty and challenging, the end results bring us satisfaction.

In the attached picture, you can see Toby from TJL Carpentry LLC as we repaired rot in a house that is over 175 years old. To reach the damaged areas, we had to dig under the floor joists so he could slide in. The challenge was heightened by the presence of 3-foot-long snake skins and fresh snake trails we discovered the next morning. A lesser person might have given up, but our passion for preserving these older homes drives us to overcome any obstacle.

This 17-year-old home, valued at well over $1 million, exhibited two significant areas of rot causing expensive repairs that could have been prevented by the builder. The front entry archway, which features a two-story design and was made of cedar, was rotting because the boards were not sealed on all sides and the caulking was inadequate in places that were not visible to the homeowners.

In the back of the house, the rehabbed deck was one of two areas that were renewed. However, the double 8-foot sliding doors leading to the deck suffered from poor flashing and sealants, causing the support between the two doors and the rim joist below to rot. This deterioration allowed the entire weight of the second floor and roof to rest on the doors, preventing them from opening. To address this issue, the walls were jacked up, the rot was repaired, and the doors were restored to full functionality.

Interestingly, the sunroom in the house was meant to be lined with cedar, but the builder opted for pine as a cheaper alternative, assuming that no one would notice the difference.

It is enjoyable to restore these beautiful homes, but it is unfortunate that these expensive repairs could have been prevented if professionals had fulfilled their responsibilities.
