A classic look using what was already there. 🖤

This customer wanted that timeless Kentucky-three rail style fence, but already had their posts in place. Instead of starting from scratch, we worked with the existing posts and added the horizontal boards to bring their vision together.

We also added a bottom board with their dogs in mind, helping make the fence more functional for their family while still keeping that clean, classic look they wanted. 🐾

Sometimes you don’t need to start over, a few well-planned upgrades can completely transform what’s already there.

A small repair turned into a whole lot more once we started opening things up! 👀

We originally came out to repair a few areas of subfloor that had become soft and started breaking. Once we began removing the flooring, we discovered standing water underneath and a subfloor that was completely saturated around the closet.

After removing the shelving, trim and damaged paneling, we traced the problem back to a leaking hot water line running to the bathtub.

From there, this project turned into a full repair:
• Repaired the leaking water line
• Removed the damaged paneling and subfloor
• Repaired and leveled the floor joists
• Added additional bracing for extra support
• Installed new subfloor
• Installed new flooring
• Replaced the wall paneling and trim
• Installed a new vent
• Reinstalled new shelving and closet rods
• Finished everything off with fresh paint

What started as a soft spot in the floor ended with the source of the problem fixed and the entire closet rebuilt from the structure up. 🔨

Swipe through the before, during & after pictures to see just how much was hiding underneath and how it all came back together!

Sometimes a small repair turns into a little more once you open things up. 🛠️

This project had some hidden rot that needed taken care of before everything could be put back together the right way.

For this one, BRK:
-Removed and repaired the rotted corners and damaged framing underneath
-Rebuilt and reinforced the affected areas with new material
-Repaired the soffit and venting
-Cleared out the overgrown brush around the property to open everything back up and make the area much more manageable

The before pictures really show why it’s important to address rot instead of simply covering it up. Once everything was opened up, Cody was able to get down to the damaged material, repair what was underneath, and put it back together properly.

A little repair work + a lot of cleanup made a big difference on this one! 👏🏼

Thank you for trusting BRK Property Services LLC with another project. 🖤💛

Another project wrapped up by BRK!

This customer wanted to make their deck a little safer for their kiddos, so we added a second gate at the bottom of the stairs and extended the deck and matching railing along the side of the pool. We were able to tie everything into the existing deck and railing for a finished look that feels like it was always meant to be there!

And as if trusting us with their home wasn’t enough… they surprised us with these amazing handmade gifts 🥹 The slate logo sign AND the personalized family frame?! We absolutely love them!

It’s things like this that remind us just how lucky we are to have the customers we do. Thank you for trusting BRK, for the incredibly kind recommendation, and for taking the time to make something so special for our family 🖤

Another big transformation in the books for BRK! 🛠️

This property got a major fence line overhaul from start to finish and it definitely took some teamwork to get this one completed!

- Removed approximately 630 ft. of old livestock-style fencing
- Removed all old, rotted fence posts
- Cleared brush along the fence line
- Cut down 2 trees to clear the way
- Augered 81 fence post holes
- Set new round posts
- Installed new wire fencing
- Replaced 2 barn lights

The storms last week set us back a few days, and we even called in a few reinforcements to help keep things moving. Despite the weather delay, we put in the work and we were still able to get the entire project completed within the original estimated timeframe. 🙌🏼

A big project, a lot of hard work, and one heck of a before and after - swipe through to see!

Thank you to our customers for trusting BRK Property Services with your property. We appreciate every opportunity to get our hands dirty, play with some equipment, and really bring a vision to life.
