The structure of our Gulf Breeze rental property put up a fight! When we began removing the old siding to reveal the sheathing, we found sheathing that was covered in dry rot. While it was tempting to turn a blind eye and gloss over these items (it’s a rental, after all), we simply couldn’t do it.⁠

Call us old fashioned, but Steve and I will never miss an opportunity to improve a house structurally, so we decided to slow down and do this house well. Doing so will benefit the house itself and whoever lives there in the long run. Plus, paying it forward is just good manners, right? ⁠

We will always, always spend a little extra time and money to do a job well the first time. In this case, we went with a house wrap to replace the sheathing and reinstalled the windows to create a tight, weatherproof seal.⁠

Unexpected things come up with any type of renovation, and our Gulf Breeze rental property has been no exception. Despite decades of experience, Steve and I were admittedly a bit too optimistic about how quickly we could get it done. But just a bit — both the structure and the landscaping have put up a harder fight than we expected, pushing back our timeline by about a month. ⁠

This week, I want to share what we have been working on since the last time you saw this home, along with the design plan I have put together for countertops, cabinets, hardware, and lighting. ⁠

As a quick recap in case you’re new to this project, we bought this Gulf Breeze home with the intention of renovating it for rent. It will become a mid-term rental for traveling professionals or other guests needing a place for 3-6 months.

KITCHEN RENOVATION STEP #5: CONSTRUCTION⁠
Once your materials are on site, then we are ready for construction. For a full renovation, our standard practice is to set the project start date around the arrival date of the cabinets. Then, we can plan demo, mechanical installations, and other vital events around the cabinetry. ⁠

If it’s a partial renovation, our timeline might be planned around the painter's schedule or the flooring installation — whichever trade has the most significant role and will need the most time. ⁠

Although we can’t control the wait time for professionals, we orchestrate the project so that materials delivery and the construction start date align as closely as possible. Our goal is to have a consistent workflow on the job site, so that the actual time we are in your home and disrupting everyday life is at a minimum. ⁠

When you're ready to renovate your kitchen, there are a few things you will need to consider. First, you will have to decide whether you would like a full renovation or a partial renovation. ⁠

Full renovations are when you remove the existing cabinets and flooring, remove the walls between rooms, open up new space for more cabinets and appliances, and change the layout. This extensive renovation will include more time-consuming work, but it's also going to give you a kitchen that looks brand new and functions perfectly for your lifestyle and daily routine.⁠

Partial renovations are when you want to make cosmetic changes or update only certain aspects of your current kitchen. For example, you could replace some cabinet doors, refinish cabinets in a new color, or add an island or pantry unit. Due to their more limited scope, partial renovations don’t take as long as full renovations, but they still give you a kitchen that feels new and exciting. ⁠

Once you know which type of renovation you will be pursuing, you can look at the next steps to judge the overall length of your project’s timeline.

If you’re looking for a new pet to bring home, we highly, highly encourage you to consider adoption. In addition to the typical influx of pets at shelters, our area also includes a military community, which means that families have to relocate on short notice and perfectly loving pets often get left behind.⁠

This is where the Santa Rosa County Animal Services comes in. We found this shelter when visiting the building permit office in Milton (we’re there a lot!), which is just a block or two away. Steve and I are both passionate about animals, and we love that this no-kill shelter works hard to place each animal in their forever home. ⁠

How You Can Help: ⁠
- If you have the means, consider adopting a dog, puppy, cat, or kitten. (We have two rescue dogs, Oakley and Millie, and they are the sweetest, most loving companions!)⁠
- Donate cans or bags of food, especially wet food for kittens.⁠
- Donate old blankets that pets could use as bedding.⁠
- Donate toys that will bring joy to a dog or cat.⁠

If you’re new around here, you might not know this yet, but Steve can cook. He truly has a gift, and his chef spirit shines when he’s cooking for a large group of people. One of his secrets to feeding a crowd? Cooking sous vide.

Funny story, we received a sous vide cooker as a wedding gift way back. When we opened the box, we stared at each other stumped at what it was. After a few hours of YouTube tutorials and experimentation, we realized what a gift we had been given!

The benefit of cooking sous vide is that this method allows you to prepare food, especially meat, well ahead of a meal and finish it just before serving. And it’s very low maintenance. So, what is sous vide cooking?

Sous vide cooking is a method that uses low temperatures and precise timing to cook food to the exact temperature and texture desired. The process involves immersing food in a water bath and precisely controlling the temperature over time.

For example, Steve loves to prepare lamb roast sous vide, which is always tricky to get just right — not too done, yet tender and flavorful. Now, it comes out perfect every time, and our boys always request lamb when they visit!
