When you look at the market right now, sellers generally fall into one of three buckets. Most of them think they’re being "strategic," but the numbers tell a different story.

The Three Types of Sellers

* The "Unicorn Hunter" (Opportunity Sellers): These guys shoot for the stars and pray for a fool. They aren't selling a home; they’re buying a lottery ticket.

* The "Realist" (Fair-Market Sellers): They price slightly above the comps to leave "negotiating room." They’re close enough to reality to get a deal done, the house is in good condition, but they’re still fighting against the clock.

* The "Market Maker" (Energy Sellers): This is the pro move. You make the house as sexy as possible.. and price slightly under the market to manufacture urgency. You don't wait for a buyer; you create a crowd and let them compete for you, like the laid back hot girl everyone wants to know..

The Hard Truth

I’ll be blunt: If you want a stack of offers and a fast close, the Market Maker is the only way to play.
If you just want a clean, boring transaction that doesn't feel like a science experiment, the Realist is fine.
