We have noteworthy signs of a pick-up in transaction volume. Many properties that were sitting idle for weeks and months are suddenly getting more showings, offers, and even bidding wars. What is happening?

☑️Economy: monthly job gains have been remarkably consistent and increasing, unemployment dipped below what for decades has been considered rock-bottom termed “full-employment”, and even wage growth pace has recently picked up.

☑️Bonuses: tis’ the season. This season should be strong given the 2019 stock market gains and Wall Street activity.

☑️Interest rates: despite fewer SALT deductions, borrowing money to purchase real estate has rarely been any cheaper.

☑️Pent up demand: after a long period of waiting, many buyers are simply ready to move on with their lives.

☑️Pricing: finally, sellers are becoming more realistic with their pricing.
One huge point to make: many sellers and their brokers prefer to take their properties off the market right around the Holiday season, especially given the slower activity earlier this year. Many of these properties, together with new inventory are expected to be re-listed on the 2nd week of January and be absorbed over the 1st half of 2020 and the strong spring market. The key here would be the correct pricing and positioning. As the pace of sales is now increasing, more recent comps will be available and sellers will be able to make better-informed pricing decisions. More correct pricing next year, together with all the factors listed above will continue to fuel the recovery of our market.
